Terrible Experience!!! We moved out of our unit at First Flagler Condominium on June 25th and provided Cadisa with our new address to return our building deposit. It's now been months, and we still haven't received our money. We've sent countless emails, and despite their claim that email is the only way to communicate, they have ignored every single one. Even our landlord tried to contact them on our behalf, but they continue to be unresponsive. This level of unprofessionalism is unacceptable, and we are now forced to take legal action. Avoid Cadisa at all costs!
Response: I cant reply to Cadissa so Ill update this here. 5 months later my issue is not resolved as you said in the reply. I didn’t even hear from you people again. So NOT SOLVED. Everytime I called kept given me excuses and they still do. Nobody contacted me from your company and my problem is not solved. Still waiting for my deposit.

We’re sorry to hear about your frustration and understand how delays can be very stressful. We would like to clarify that, as the property management company, we work closely with the building's Board of Directors and follow their procedures regarding deposits and other financial matters. While we strive to keep the process as smooth as possible, final approvals and timing for deposit returns are handled by the Board, and in this case, approval took longer than expected. We’re glad to know the issue was ultimately resolved, and you have received your security deposit. We also regret any miscommunication you may have experienced. Our team is always here to help, and we are continually working to improve responsiveness and communication to serve our residents better.Thank you for sharing your feedback, as it helps us improve. Please don’t hesitate to reach out if we can assist with any remaining concerns.

These people are the worst to work with. Barely answer calls and when they do, they always have an attitude and can barely give you the right answers. They seriously need to re-train these employees or fire them!

I am a tenant but I have suffered and experienced all the irregularities and arbitrariness of this company, Cadisa does not deserve a single star, I do not recommend this company to any condominium, they poorly managed the owners' money during the entire period governed by an incompetent Board that put in the hands of this company the administration of the owners' money instead of protecting and defending it, this combination caused the condominium at this time to have tremendous debts and with unpayable Assessments and for this reason several residents of the condominium filed a case in the prosecutor's office and they are in the investigation process so be on ALERT!!

In reality, management companies are not responsible for disasters. The board directors are the ones who bring us down. They managed from May 2019 to May 2022 in Latin Quarter Residential Condominium and destroyed us, together with the former president, Mrs. Diana Lopez who works in City Miami (that lady used our money for personal matters), I express it publicly; Now I am the president of the association and I have the records. Delinquent directors should go to jail. I don't live at 5050 NW 7 Street but I do have a good friend who has two units there and he has commented to me... it's very sad...
I noticed that Cadisa took over this building after being evicted. If they re-elected the same people, that's where the problem is.
The association of that Condominium must unite and get rid of all aggravating factors (Dadisa and Board of Directors).
It is my humble opinion.

Lourdes Cecilia Yero, we have checked our records and do not find you listed as an owner or resident at the 5050 building. The repair process is still ongoing and Cadisa was brought in post-evacuation to avoid a demolition order from the city. We are working to correct years of poor management and lack of care for the structural integrity of the building, so owners/residents will not lose their homes. The work needs to be done in a controlled and systematic manner because it is an occupied building. We hope residents at 5050 will continue to be patient as we press forward to make the building safe for everyone. If you have any specific concerns or experiences that you'd like to discuss, we encourage you to reach out to our management team directly. We are committed to understanding and resolving any issues to the best of our ability.

The cadisa company has been a real failure and torment with our building 5050nw 7 st miam florida, total frustration with this management company... the residents of said property have been evicted for 18 months in a critical situation without knowing for sure when they will return to their homes.. Yaquelin Sampol from Cadisa stated today, February 7, 2023, that it is not their responsibility that the owners remain on the street, by not complying with the work required by the city of Miami.
Cadisa intends to extend the return of older adults to their homes...I think that if we continue in this situation with a company like Cadisa we will never finish this chapter...with respect to the opinion that my daughter Sabrina Abella, which according to you does not appear in your records, know that he has lived for 18 years and that it is his private address. Learn to give truthful information. Catherine Abella.. my daughter, a resident all her life. She was born here and lives here.. learn to tell the truth, truly irresponsible people still giving information about the owners and children who do live here.

Moises Abella, we understand the inconvenience and know this has been a long process. Please understand that the repair process is still ongoing. The work needs to be done in a controlled and systematic manner because it is an occupied building.  This building had never met the 40-year recertification and that is why Cadisa was brought in post-evacuation to avoid a demolition order from the city.  In less than 8 months after being hired, we completed emergency repairs and some tenants have been allowed to return. We will continue to bring the building up to code, make further repairs and address aesthetics. The permitted plumbing repairs are currently being addressed and include planned repairs and also unforeseen emergencies for which the water may need to be interrupted to perform the work.  All work performed as of March 2023 has been successfully completed by licensed professionals in every trade and has met the city’s expectations and requirements. These projects require funding by the owners, this is your obligation as stated in your governing documents when you purchased a condominium. You and your community have a share in all the expenses of the common elements, it is not a landlord – tenant relationship.A Special Assessment is necessary to make the corrections that are required in your building, to rescue your property, and re-occupy it 100%. We are attempting to correct years of poor management and lack of care for the structure, so you will not lose your home. It has never been our intention to frustrate and upset the tenants and we hope you will continue to be patient as we press forward to make your building safe for everyone. There are government programs of which we have shared with the community that are trying to help ‘owners that qualify’ and some owners have taken advantage of these programs which we supported as well as your Board of Directors in submitting documents and proof of what is in progress and  what has been completed.  The government agency determines who is eligible not the Association nor Cadisa.
