So as a home owner  and also a person that lived in  a few Luxury buildings . I Must say  Chebely has been one of those person very helpful and accommodating. She definitely contributed to my decision to make Forma one of my homes .

Absolutely stunning Forma Miami Residences! I moved in a month ago and am enjoying my living experience here. It was worth it the wait for amenities as advertised in the community app. Residents who had the patience should be enjoying the experience now. Maria Kamenshchikova went above and beyond to help me move in, her outstanding support and professionalism were top notch! She kept the communication and transition going to help me with all my questions since day 1 even before moving to the city. Her dedication and attention to detail truly stand out. Highly recommend her excellent service! I’d like to add that some reviews have one start because obviously you need to do your research and make smart decisions before you pick your new home. So because it’s a new building, everything is coming along, so just patience.

I'll keep this brief and not go into the countless nitpicky things that have culminated into me leaving this review. I've never had such a bad experience moving into a building... none of the amenities were ready, delays kept happening. (the amenities just now opened and I will say that they are great)
When I moved in, it smelled like sewage on first floor for the first couple weeks. What was even more disappointing was the actual units - this is my absolute biggest qualm. Make sure to absolutely tour the units prior to move-in (I rented before the building was opened and was assured my unit would be similar to the model unit I toured at the time - it is not) because the rooms are incredibly small. There is a beam that extends in the bedroom for my unit that prevents me from being able to put my king bed. Even if I put a queen bed in the room, it blocks me from being able to access the closet. Nevermind even trying to put a nightstand besides it.
The front desk staff is great and super kind but the sales staff is awful at responding and making you feel cared for. I went to view other units to move and there was one unit I liked that I toured only to be told "that one is unavailable and you'll just have to keep an eye out on availability yourself." I am far from the only person that has had complaints.
The pricing of these units are some of the most expensive in the area. If you plan on spending no time in your unit and just heavily utilizing the amenities, it may be worth it. But if you spend any time in the units, you'll feel like you're living in a shoe box. For the high-end pricing... this just hasn't been worth it to me.

Don't let the negative reviews scare you away from this beautiful building. I moved in 5 days ago and everything has been fantastic. I think most of the people posting negative reviews simply moved in too early, didn't look at their floor plans before they signed their lease, and did not have proper expectations for being the first tenants in a brand new building with a lot of big promises to deliver. Its normal, there is going to be some issues as things are getting up and running for the first month or two! I've lived in a lot of buildings in Miami (Gio, Icon, Brickell Heights, Hyde Midtown). Forma is by far one of the nicest buildings in all of Miami. The staff is extremely friendly and accommodating, the amenities (now open) are INCREDIBLE. The architecture and decor is well thought out and very tasteful. Coworking area is beautiful and well equipped. Gym and pool are just like the renderings.
Yes, the units are on the small side but that's why you have 85,000 square feet of beautiful amenities to go meet your neighbors, host your friends and family, and enjoy life outside your little bedroom.
I've encountered zero sewage smell or issues and Ive spent lots of time in my unit and on the amenity floors - management told me that it has been resolved weeks ago.
Overall, I was reading the reviews a week before my move-in date and I was honestly looking into backup plans because people were making it seem so bad. Then I get here and the building and staff have exceeded all of my expectations in every way. Forma is awesome, come see for yourself.
