DO NOT RENT OR BUY IN THIS PLACE!!! The associations and Board of Directors are the WORST. I have never been discriminated against as much as with this association. They impose a rule that you must make 2.5 x income of the rent, which is acceptable, what is not acceptable is that they require a MARRIED couple to make that per person, which is ridiculous since a married couple shares income. They made us get rental insurance BEFORE applying, then they told us they could take 30 days for approval and waited until the last minute to request some extra paperwork. Giselle who is the Community Association Manager for the condominium and works for First Service Residential tried (or pretended) to help with the Board of Directors making us do letters and sending extra information, but even though she said we only needed 4 votes (out of 7 members) to pass and we got 5 we still got denied. They based it on our income, which together was 3.5x the income of the townhouse. The lady that would be our landlord tried to help by lowering our rent which meant that we would reach their rule and still they denied it. So, when even though with the new amount we reached their absurd rule of 2.5x income per person (again MARRIED people, who SHARE the income) we were denied we knew there was something else going on. It is sad to say that if my husband were making over $100,000 and I was a stay at home mom I would have been denied as well again by their ABSURD rule. All I can say is RUN from this place, if they make such a fuss to rent, I cannot begin to fathom what absurd rules they impose on those living there. It is a shame; we really liked our landlord and the townhouse but as usual HOAs are a nightmare. I hope no one in that board of directors ever has to deal with the type of scrutiny they made my family go through. Specially knowing we had a baby and needed to move within the 30 day frame. I am sure they are violating Fair Housing Laws with this rule and causing economic discrimination. If you are an owner good luck trying to rent in this place. They clearly do not want people renting there. APPLICANTS: Don’t waste your time and money, and again RUN from this place, they are elitist and apparently only want "rich" people living there.

Nice place to live, close to Aventura mall, 10 minutes to Hollywood Beach, Supermarket, hospitals and churches are close. The Townhouses are spacious and comfortable, quiet and serene.

Delivering patio furniture. Had to leave in storage because pool was under renovation. Minerva the manager was courteous and polite. Housekeeper Fatima was also courteous and polite.
