Royal Coast Apartments in Palmetto Bay

I had the worst experience with the new administration after living there for almost 5 years. They practically forced me to give up my apartment since, according to them, neither my mother-in-law nor my mother, who had just arrived from Cuba, could live with me. This made me decide to give up 2 months before the end of my contract. I had to pay 1,400 in rent that month as a penalty despite not living there that month, and 1,300 or so as a deposit, and the value of all my equipment in the apartment that was mine, bought by me and not put in by the building. All the capital that the new management kept was more than 5,000. When I went to give it up, they told me to leave all the equipment and that they would adjust it. With what I had paid, I would cover having left early and that credit would remain and would be returned to me once the apartment was rented. Which was a lie, since my apartment did not need any repairs. I gave it up on the 1st and the 5th was already rented. With this I want to let you know. To future tenants, if you have your things, once you leave, do not reach any agreement with the management if it is not in writing, since once it is delivered, they keep all your assets and when you expect to receive the famous check for the value of all my assets and funds, which was more than 5 thousand, it never arrived because they kept that money and they gave me a check after 2 months and because I went to complain to their office for the value of 500 dollars, claiming that the management of the building does not want to pay and charged me for damages that, according to them, did not exist since they barely had a loss because in only 4 days the apartment was already rented. It only took them 200 to paint it and rent it again. Moral of the story, I inform you not to make any kind of arrangement with that Felipa since they are not at all transparent. Here I leave you images of my apartment and all my electrical equipment and you will see what I am talking about, all new.

Stressed? drink tea to calm yourself down or buy something that makes you happy be a happy person in your life don't be stressed if you get stress you will feel a lot of pain and when you ask the doctor is there a bone broken? they will scan for Xray and they wont see anything wanna know why? its stress so be a happy person and i wish your family a happy life goodbye:)

We are going on our 7th year living at Royal Coast Apartments. Today, we were very pleased at the prompt and efficient service we received this morning from maintenance for repairing our a/c and for replacing our retiring refrigerator. I am very satisfied with the new administrator Felipa, from Royal Coast Aprt, they are doing an incredible job to improve the services and quality of life of the Royal tenants, the change has been 100%, we really needed an administrator like this dedicated to their property, not to mention the great work that the Maintenance team does to keep everything working in the best way, giving a quick response to all kinds of problems in the property, I congratulate you!!! And keep working like this, so that together we can help maintain the efforts of the administration and its team to improve the conditions and quality of the property every day. I am very happy, very happy to live in this place for 14 years. I have seen how the new administration has made a lot of effort to improve the condominium because, in addition, if we look at how the rents are at the moment in Miami, this place is really very Well, economically speaking, I have raised my daughter here, the place is very decent, it is clean, it is very safe, it is close to everything. It has had its ups and downs, but because they have had administrators who really don't know how to do their job, but for now in the year 2024 I can attest to you that the administration is working and they are focused on making us feel very good in this place. I would not change it for anything. Especially the attention that Felipa has had, who is the one in the office all day, she is always attentive to your needs, highly recommended place

This property needs to be investigated by HUD and the City of Miami for tenant rights violations.

I was not impressed with the reviews. Giving them the benefit of the doubt called for information.  No one seems to answer the phone. No one returns their messages.  Drove to the location and there was no sign of life. Not a sole , no activity. Quite strange! I'll pass.

Not coincidental the Overall rating so far 2.8 on reviews. Going on several months of requested maintenance for a nonworking dishwasher with rotten water inside affecting my health and still today it is not repaired. This is  with a paper trail of requested repairs maintenance to the Administration & maintenance . Beware of the positive reviews which are all manipulated. Maybe reviewing them publicly will get the maintenance needed. Beware of the false advertising before you choose.

Hello to everyone. I am writing this message regarding our manager, Felipa and the excellent job she is doing. In her short time arrival, we have Improve building maintenance,  service calls and great communications. We are very grateful to her and a huge blessing for her arrival and communication  s, Our homes looks great.
