DO NOT rent here. First off, Res Prop, the parent company of this complex commits fraud. 1 way they commit fraud is that in their website they call this complex a "luxury" complex. I have attached some pictures of the condition in which I rented the apartment (some things they later replaced after I complained). I was moving to Miami from Fort Myers, planned 2 months ahead of time. All things were booked up and this building was a last resort I just happened upon. What I saw during the walk-through I said was "acceptable" HOWEVER they did NOT then disclose to me, before signing the contract, that there are: Cockroaches. Lizards. Rot.
During contracting, if anyone/company does not disclose the full facts in order for you to make an informed decision, that contract is rendered void/illegal.
As soon as I noticed the coackroaches and brought up contract law (you can use it to sue these people easily) they started doing more frequent pest control in the whole building. So they knew they had this problem. Pest control has not fixed the problem. Health hazard. The poisons from the pest control itself, prolonged exposure, is a health hazard to human-beings.
Lizards will sneak into your apartment and you'll have to kill them from time to time. They are a health hazard. They carry bacteria like Salmonella.
Recently after the heavy rains rotted more of the structures, 1 side of the apartment has begun to grow green mold.
I cleaned it because I don't want to breathe their spores. I took a picture.
They recently came to do a walkthrough after I cleaned it up and said...they found no evidence of mold. Again...I cleaned it up for health reasons. Pay attention to their level of reasoning. This is willful neglect. They are expecting you to leave the mold there to then see it. Absolutely absurd.
When you bring these up to those condescending individuals, Jorge and Cecilia, they will make it seem like you're the problem.
I am following up with the Department of Health.
I may file suit - it costs roughly $400 to file suit and you won't need a lawyer when you just present your argument with the 3 basic tenets of contract law.
On top of all of that - the neighbors can be unruly, uncivilized.
Their pets urinate, defecate on the premises and the staff do not clean them up timely.
Sue them - if you don't have the time for courts...report these to WINK News, perhaps.
Call the local paper.
Break your contracts after giving them due legal notice when they don't adhere to Florida Landlord-Tenant laws and basic contract law.
Oh, and their washing machines will ruin your clothes.
So what on Earth are we paying for?
I am going to take action fit for my schedule and leave as soon as I can.
I'm paying $1950/month for this.
