The location and occasional food trucks  ...
The location and occasional food trucks are convenient, but that's about it. This is a horribly overpriced building. Over $2,000 for 750 sq. feet, all of which is infested with roaches and there are all kinds of cracks and gaps from floor to ceiling, even in the shower. I kill at least 5 roaches a day, despite having to pay for pest control every month. It seems that whatever they spray gives the bugs more incentive to come out of hiding. It's disgusting. I do appreciate our leasing agent, Jorge. The owners seriously have to do something about this building, or relieve some of the rent. I'm not sure why they think that not charging a security deposit means that they can skip on literal health codes. Cockroaches aren't ants, these things make people sick, and they aggravate allergies/asthma in enclosed spaces. To not take them seriously is wildly negligent and at that point, you don't need to be a landlord. It does not make sense to have so many fees and still deal with these kinds of issues. I want to add that the apartments right beside this complex are much more reasonably priced and I never see or hear of a complaint about bugs.

I found the place on Zillow and called to schedule a tour. I spoke to Jorge who was extremely nice and professional answering all my questions. Scheduled the tour for the next day with Jorge who took me around the premises, showed the surrounding areas and what the community has to offer. I liked the one bedroom apt since it suits what I was looking for and Jorge helped me out with the application to make the process very smooth. I’m looking forward to be a tenant at Biscayne apartments. THANK YOU Jorge for making the process so easy and smooth.

DO NOT rent here. First off, Res Prop, t ...
DO NOT rent here. First off, Res Prop, the parent company of this complex commits fraud. 1 way they commit fraud is that in their website they call this complex a "luxury" complex. I have attached some pictures of the condition in which I rented the apartment (some things they later replaced after I complained). I was moving to Miami from Fort Myers, planned 2 months ahead of time. All things were booked up and this building was a last resort I just happened upon. What I saw during the walk-through I said was "acceptable" HOWEVER they did NOT then disclose to me, before signing the contract, that there are: Cockroaches. Lizards. Rot.
During contracting, if anyone/company does not disclose the full facts in order for you to make an informed decision, that contract is rendered void/illegal.
As soon as I noticed the coackroaches and brought up contract law (you can use it to sue these people easily) they started doing more frequent pest control in the whole building. So they knew they had this problem. Pest control has not fixed the problem. Health hazard. The poisons from the pest control itself, prolonged exposure, is a health hazard to human-beings.
Lizards will sneak into your apartment and you'll have to kill them from time to time. They are a health hazard. They carry bacteria like Salmonella.
Recently after the heavy rains rotted more of the structures, 1 side of the apartment has begun to grow green mold.
I cleaned it because I don't want to breathe their spores. I took a picture.
They recently came to do a walkthrough after I cleaned it up and said...they found no evidence of mold. Again...I cleaned it up for health reasons. Pay attention to their level of reasoning. This is willful neglect. They are expecting you to leave the mold there to then see it. Absolutely absurd.
When you bring these up to those condescending individuals, Jorge and Cecilia, they will make it seem like you're the problem.
I am following up with the Department of Health.
I may file suit - it costs roughly $400 to file suit and you won't need a lawyer when you just present your argument with the 3 basic tenets of contract law.
On top of all of that - the neighbors can be unruly, uncivilized.
Their pets urinate, defecate on the premises and the staff do not clean them up timely.
Sue them - if you don't have the time for courts...report these to WINK News, perhaps.
Call the local paper.
Break your contracts after giving them due legal notice when they don't adhere to Florida Landlord-Tenant laws and basic contract law.
Oh, and their washing machines will ruin your clothes.
So what on Earth are we paying for?
I am going to take action fit for my schedule and leave as soon as I can.
I'm paying $1950/month for this.

A lot of Roosters and chickens live in a ...
A lot of Roosters and chickens live in apartment territory and scream all day and early morning very noisy. Managers do nothing to catch them. The office manager rents out a parking space from 6 pm to 9 pm to a big food trucks. Food truck parks under balconies and smell burnt oil and make noise from the industrial compressor. This place looks like a GETTO now.
Roosters screaming all the time, you will never sleep in that apartment complex.

Wifi signal here at these apartments is terrible.  Download speeds of only 9 Mbps (I pay for the fastest speeds available too). Ive tried two different internet companies Google Fiber and Xfinity.  Google Fiber said it was because of the distance to the equipment outside of the building and they had to place the wifi box and cords in the kitchen bc thats how this old apt is wired. It takes over 15 mins for the shower water to get warm, Im not exaggerating.  Its hard to find parking here at night, twice someone has tried  breaking in my front door at night.  Roaches are everywhere at night.  Im a neat freak and I have roaches that have even gone inside of my fridge!! Through the coils in the back it says online.  Police are here or just outside of the community gates every day.  Laundry room dryer has been broken for months. $250 late fee for late rent payments.

We want to thank George for making us feel welcome from the minute we stepped into the office, even though we were somewhat late for our appointment that was no issue at all.  He gave us a wonderful tour and answered all our questions and concerns.  His customer service and professionalism is above and beyond, you can tell he truly cares about the residents. He also got us approved very quickly and has made the process very smooth. I recommend Biscayne Apartments 100 percent to anyone and remember you have to ask for George.
