This is based on my personal experience and opinion. Coronado Condominium is located on the heart of Aventura, the units have spacious layout and the views can be breathtaking depending on the floor & layout.
Being said this, I urge anyone considering a unit there, to do take the time do a total research on this association, from finances, to a tour on garage and parking levels specially ground level between C1 & C3 where you can see the poles that need to support the pool deck, a pool that will be closed and redone in addition to all the work needed after over 17 years of neglect and funds mismanagement. Imagine a lady well dressed with tons of surgical work that has cancer from toes to top and does t show yet.
In my personal opinion from what I have seen, this HOA has this community in total despair from all angles and each new board seems to come to start a new cycle of cancelling contracts and get the community on new contracts …The amount of money needed to fix this place will be a huge hit for people. There are so many delinquent on their payments and as the increases take place that will escalate .
The current board has a mayority of new residents looking for opportunities, Coronado Is a 760 units, most owners hardly know nor care to find out and at all times a few trying to make a change like some of new candidates.
The amount of law suits, structural issues and exuberant money literally flushed down the toilet.
The townhses are like a war zone for 6 years , people got sick from mold and humidity. Money disappears and hardly any improvement. In my experience each new board cancel as many contracts as they care and start as many new ones …. What you heard on TV goes on is Miami Dade HOAs is at its best expression with Coronado. If people knew what happens there, they would tell their broker to stay clear of showing a thing there.
I have seen people cry after buying not aware enough to do their due diligence.
The garage needs to be demolished and start from scratch (3 levels) to stop the on going floods , the plumbing is done, roof too. With the current FL insurance each year will most likely be a new major project =assessment.
Add to it their on going increase and the Dec 2024 reserve fund which in a building where all seems rotten will be unaffordable for most elders and working class people .
