Living at Duo Condominiums for a year was one of the most stressful experiences of my life. If you’re considering this place, don’t let the glossy brochures or online pictures fool you—it’s nothing like they advertise. The management here is beyond hostile; they seem to go out of their way to make residents miserable. The HOA and AKAM management company don’t just enforce rules—they create them arbitrarily, and it feels like they take joy in finding ways to fine or penalize you. They act more like a dictatorship than a management team. The parking situation is a nightmare. If you leave your car in the wrong spot for even a few minutes—say you’re unloading groceries or waiting for someone—they slap these huge, impossible-to-remove stickers all over your windows. I spent hours scraping one off, only to have it happen again two weeks later. On top of that, they’re constantly threatening to tow cars, even when it’s clear you’re parked there temporarily. It feels like they’re watching you just to catch you in the act of doing something they can punish.
The elevators are another nightmare at Duo. They barely work, and you can end up waiting up to 20 minutes just to catch one. I’ve been stuck in them multiple times, which is terrifying, and there have been days where the elevators stopped working entirely. This left me either stranded on my floor, which is too high up to use the stairs, or stuck downstairs for hours with no way to get back to my unit. It’s incredibly frustrating and just another example of how poorly this building is managed.
The apartments themselves are terribly built. The walls are so thin that you can hear everything from your neighbors—conversations, TVs, pets, even arguments. Privacy doesn’t exist here. If someone sneezes next door, you’ll hear it like they’re in the room with you. On top of that, the build quality is so poor that it feels like everything is falling apart. Doors don’t close properly, the plumbing is constantly acting up, and there’s an overall sense that the building was rushed and cheaply constructed.
The mold problem in my unit was another serious issue. I noticed it in the bathroom and around the windows, but complaining to management was pointless. They either ignored me or blamed me for the issue. I gave up asking for help because it was clear they weren’t going to do anything. Over time, the mold started affecting my health. I began experiencing frequent nosebleeds and had trouble breathing at night, something I’d never dealt with before. It’s scary to think that you’re paying rent to live in a place that’s actually making you sick.
Security is another joke. Cars and motorcycles are regularly stolen from the parking garage, and management does nothing about it. A neighbor told me their motorcycle was stolen, and when they asked management for security footage, they were told it wasn’t available. It’s hard to feel safe knowing that the people in charge don’t seem to care about protecting residents or their property.
On top of all this, the management seems to invent new rules and restrictions just to make living here as unpleasant as possible. They issue fines for the smallest things, send out condescending notices, and enforce policies with zero flexibility. It’s clear they prioritize control over making this a livable community. One resident I spoke to described them as “the worst HOA in the country,” and honestly, I can’t disagree.
If you’re looking for a place to live, do yourself a favor and skip Duo Condominiums. No one should have to put up with the constant stress, health risks, lack of privacy, and hostile environment that come with living here. There are plenty of better places to rent or buy where the management actually respects the people who live there. Moving here was a huge mistake, and I can’t wait to be out of this place for good.
