Do NOT move into this community it is UN ...
Do NOT move into this community it is UNSAFE!!! I was walking near the parking garage and I was hit by a cinder block and almost struck by a second one that fell from 6 floors above me. I limped home with blood on my foot. My dog and I were almost killed. Bricks continue to fall from above every week.
The leasing office did nothing about it, didn’t even call me for 5 days. Not even a break in rent or anything even tho I was literally almost killed and could’ve been put in the hospital. They raised my rent by almost $500 actually and did nothing to remedy the situation.
Also, if you want peace and quiet move somewhere else. Trash trucks come twice a day and they are LOUD, construction is always going on, sometimes at 6/7am and they make horrible god awful sounds that headphones won’t even help. I lived in the center tower that faces the parking garage pretty high up and the noise is HORRIBLE.
Smells like dog pee all over the community, dog poop smeared on the floors.
“Work spaces” are full of construction workers and screaming children.
The pool closes at 6pm or earlier.
Oh and “community” utilities are $400 a month and parking is almost $200.
Most importantly the structure of their building is not safe, god forbid a child is walking down there. Someone is going to get hurt, but they don’t care.

It is certainly understandable that above average noise can be disruptive, we balance that with the speedy collection of waste.We price our rent to be competitive with similar communities in our area. Pricing is re-evaluated at lease renewal.Regarding utility charges, in Flamingo South Beach’s lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. Pros: Looks nice Cons: neighbors play loud music at 3 am, I saw drug dealers in hallway, excessive fees for no reason, I felt unsafe.
The day I moved in I saw 4 police officers in the lobby confronting a lady who was screaming. It went downhill from there. You can find a better value elsewhere.
