Where to even begin…. Totally over price ...
Where to even begin…. Totally over priced, they think this is Brickell or something.
No response to emails or calls usually.
You have to pay extra to park in reverse??? Biggest joke I’ve ever heard.
The most recent highlight was I noticed my trashcan wasn’t outside my door anymore. The following morning we received an email that trash pick up was only certain days and anyone in violation of these rules would have trash service suspended for 30 days. This message was sent out AFTER my trashcan disappeared.
I could go on and on. This place sucks, the 5 star reviews are paid for, don’t believe them and avoid this dump at all costs. You’re welcome and thank me later.

Love it here! Adrian is the best. He’s attentive and really helps with any issues that may happen by going above and beyond. That’s exactly who you would want to help move you in. I’ve been here for about 3-4 months and it’s truly a hidden gem. Make sure you park your car exactly how they tell you to and you will be fine. Don’t be one of those people that don’t follow instructions or else you could get parking violations.

Update as of feb 2025 changing my 1 star to 4....because all issues regarding below have finally been adressed, better late then never. Also would like to add thank you Adrian in the office for always being the only one answering and following up with my issues........ Let's start off by saying, I lived here for 6 months and I and many others mostly about 80% of everyone here is waiting for their contract to expire to get out quickly. First let's start off by saying to any future residents. There are many many new properties around asking for same price and way better taken care of and with amenities. Not only the owners of this property scammed those who came first and signed contracts offering many amenities and when they were at 80% capacity they went ahead and erased the amenities on their website offering game room and meta virtual rooms. Do not fall for the scam of this building like most of us did. Besides that the property many of the buildings are not being maintained they look like they have been here for years. The owners don't care, again we have no amenities, the valet trash is the worst odea as many residents leave trash out all the time. Managers and owners do not answer emails, they don't walk the properties, and literally have this place running like a section 8 property. The weekends the bbq area hours will shut down at 8pm by security and weekdays at 11pm doesn't make sense but alot of thing here don't. I URGE ANYONE READING THIS PLEASE GO AND SEE OTHER OPTIONS. THEY SAY HEATED POOL BUT ALWAYS COLD THE POOL 8P% IS YELLOW DUE TO A MACHONE THAT NEEDS TO BE REPLACED. THE PLACE IS HELL STAY AWAY. PLEASE VIEW OTHER REVIEWS.

Since we have 341 units here, that would mean you are familiar with about 272 residents, which is quite a lot! Regarding your concerns about the amenities, I want to clarify that we have worked hard to improve our offerings. We recently sent out a batch of renewal notices for April, and of the 10 units, 8 have already renewed, which speaks to the satisfaction of the majority of our residents. In fact, in March, 4 residents renewed their leases, and all of them decided to stay.As for the maintenance of the property, I personally respond to emails every day, so I’m unsure if there may have been any confusion about responses being missed. It's possible your emails were directed to another inbox. Please feel free to reach out to me directly at aperozo@crownres.com if you have any specific concerns. Additionally, we have not received any emails regarding building painting or maintenance issues in recent weeks, and I addressed the last inquiry you made.Regarding the pool, there seems to be some confusion. Our pool is open until 8 p.m. on weekdays and 10 p.m. on weekends. We clean and maintain the pool three times a week, and many residents, including myself, enjoy this shared space. We are always working to keep it in great condition, and I encourage you to come join us and see how well-maintained and appreciated the pool is by our community.We care about the well-being of all our residents, and we continue to work hard to improve the community and the services we provide. I’ve been living here for the past year, ...
I’ve been living here for the past year, and I couldn’t be more satisfied with my experience. The apartment is spacious, well-lit, and thoughtfully designed, with modern appliances and plenty of storage space. I especially love the open floor plan, which makes the living areas feel inviting and cozy. The building is very well-maintained, with the management team always responsive and attentive to any maintenance needs I have. The amenities, such as the gym and lounge facilities, are always clean and accessible, and I appreciate the added security features throughout the complex.
The location is perfect—close to public transport, grocery stores, and some great cafes and restaurants. I’ve never had an issue with noise or parking, and the neighborhood is safe and friendly.
Overall, I highly recommend this apartment complex for anyone looking for a peaceful, convenient place to live with great management and all the comforts of home!

Regarding the towing situation, we want to clarify that we do not tow on a first offense. Typically, a second offense results in towing, which is part of our effort to maintain a fair and orderly environment for all residents. We have made numerous positive changes recently, including eliminating certain fees that were once charged, in response to feedback from our tenants.As for the concerns about security, Laguna Gardens takes the safety and well-being of its residents very seriously. We have not had any reported incidents of car break-ins or package theft within our community. It's possible that the issues you're experiencing may be related to another area, as we take every step possible to ensure the safety of our residents. Additionally, our security personnel are available after hours to help provide peace of mind.While we recognize that every community faces unique challenges, we work hard to foster a secure, clean, and comfortable living environment. This community is absolutely a nightmare ...
This community is absolutely a nightmare! FYI, if you work from home and 90% of your job relies on the internet this is absolutely NOT the place to come to! Everyone month atleast twice since moving here I have experienced an outage due to this internet that you MUST sign up for if you decide to move around here. Due to this I am experiencing job jeopardy because I am required to have uninterrupted internet. The ONLY bonus to living around here is having an elevator (which also stops working btw) otherwise keep your money! This place is too expensive and costly to have awful services such as this

I originally started renting here since I noticed the price was very good for Miami considering how everything is expensive well I realized I was way wrong I am technically paying the same amount I would pay in a much better and bigger apartment and with no extra fees. And why do I say this? For many reasons I started out paying for a decent amount for rent which like I said it was reasonable. They started to charge for some fees which raise the price for something we did not ask for the place has no parking people parking where they shouldn’t because the lack of parking. Which instead of trying to take matters into their own hands and cover the fees for it they make us cover the fees to make us pay for our cars being there considering we already are paying for our cars to be there in the damn lease. But now we gotta pay extra for this separate company??!!!!! Like I don’t get it. Also the internet connection is absolutely horrible no connection what so ever. In total what I was originally paying for rent is way off from when I started renting here and I am sure they will start charging more fees the longer we all stay here. I really regret staying here the apartments are nice but too small for the amount we pay I can find bigger for the amount I am paying. I really hope they change soon.(UPDATED REVIEW) I never had any issues with the office very nice people the new problem now is the internet which is horrible never heard of this Internet company which I now know why why can’t we have our own Internet? Paying 75 dollars for shitty internet that I need the apartment in Ethernet cable to connect to the Internet because WiFi is unbearable and never has gotten fixed called the company for the Internet and I was notified “you have to speak to the office” then I speak to the office “speak to the provider” like huh?! Now we have been 2 times without internet I WORK FROM HOME I NEED INTERNET FIX YOUR GARBAGE INTERNET I AM IN RISK OF LOOSING MY PRIVILEGE OF WORKING FROM HOME DUE TO THIS OR LET THE PEOPLE HERE CHOOSE THEIR OWN INTERNET PROVIDER IF YOU WILL FORCE US TO PAY YOUR SHITTY PROVIDER AT LEAST HAVE THE INTERNET WORK!!!!! AND NOT GOING OUT EVERY HOUR!!! SOME PEOPLE RELY ON INTERNET I AM TIRED OF THIS CRAP INTERNET GET A NEW PROVIDER THAT DOES NOT USE MC DONALDS INTERNET EVEN MC DONALDS HAS BETTER INTERNET.

If you have the opportunity to live here, DON'T DO IT; 1. It has serious security problems
2. People who live around Laguna Gardens go to swim in the pool and use the common areas (The pool is always dirty)
3. The packages are stolen and if you don't have a camera, the condominium does nothing
4. If you complain at the office they only answer: “Did you not read the contract when you signed? Don't complain"
5. The gates are damaged, so anyone who does not live here enters with their vehicle
6. There is garbage thrown everywhere
7. Garages have water leaks and everything fills with mold
Just don't move.

The security? The few cameras that there are do not provide security to anyone or else we can submit it to a survey and see what the residents think. Some don't even work, said by their own manager.
The gates are more damaged than functional (of course, it's not your fault) and they last for days or weeks like this (as happened last time). I don't know how you think it is, but as far as we have seen (MANY NEIGHBORS) zero security is given to the condominium that you do not have, at least in that period of arrangement, another type of security or control over who enters or leaves.
On two occasions they robbed me and the response was, “you have to put a camera because we can't do anything” perfect, I understand that it gets out of hand, but it continues to happen to the point of going to the offices of 6 residents to talk to the manager and suggest that if they could at least put cameras to make us feel “a little safer” or as they mention above “willing to work together with the residents”, their response was and I quote: “We are not going to put cameras” “I have a meeting with my supervisor but although I told him, they are not going to install cameras” then I don't think about working together.
If before taking a garage (and before reading the contract) they told us, there are humidity problems in these and water gets into them, one will see if they rent it or not but for the complex it is not a business that one does not rent them because I do not believe they were made for the love of art.

Thank you for sharing your concerns. We are very sorry to hear about the experiences you have had. As for security, we offer after-hours security and have functional cameras in several areas of the complex. While we understand there may be frustration, our intention has always been to protect and provide peace of mind to our residents. Cameras are a valuable tool, and if they didn't work, we wouldn't be able to fine residents for not picking up after their pets or for other violations we've been able to monitor. Regarding the pool, it is cleaned three times a week, which is more frequent than the average of other communities, which normally clean it twice. We know that pool cleaning is important and we always work to keep it in the best possible condition.
Regarding the gates, they are currently working correctly. We understand that sometimes if someone does not have access they may attempt to enter the complex which could cause security issues. However, this type of unauthorized access is something we take very seriously and continue to implement measures to prevent it, such as not allowing unauthorized vehicles to enter through tailgating.
Regarding humidity problems, we are sorry that you have had problems with the garages. We take the maintenance and quality of the units very seriously, and we are always working to improve conditions for our residents.
We understand your concerns and thank you for taking the time to share them. We are always willing to listen and improve the resident experience. If you have any other suggestions or concerns, please do not hesitate to contact us.

Sooooo no one told us this was a SECTION ...
Sooooo no one told us this was a SECTION 8 complex. Trash is always hanging out of the trash bins as your walking from the courtyard. All of the money the complex makes they have bullshit cameras up that don’t work.
You have to pay for parking and if you park backwards you get an aggravating sticker put on your window. Parking a big trucks straight ahead is dangerous and we risk it everyday just to not get a damn sticker or towed.
Men’s bathroom near the gym area has been out of service for so long we not use the women’s bathroom.
Had police here 4 days straight over package thieves and we still have someone still packages, what is security for if they don’t catch anyone ?
Like someone said earlier PLEASE LOOK AT OTHER PROPERTIES (This one isn’t it)
Current looking to break my lease 8 months early !!!!!
THEY CHARGED ME 2 MONTHS RENT ON ACCIDENT (Supposedly) WHEN I DISPUTED IT WITH MY BANK THEY THEN CHARGED ME $175 & $20 EXTRA EVERYDAY TILL I PAY IT !!!
Beautiful apartment complex but not worth $3k a month at all. Dont let looks fool you.

We take all resident concerns seriously and strive to provide a quality living experience at Laguna Gardens.To clarify, we do have valet trash service Sunday through Thursday, so residents are not required to walk through overflowing bins. Additionally, our security cameras are fully operational and frequently monitored. We take violations seriously and issue warnings, which include monitoring via cameras, to help ensure compliance with our policies. If a sticker was placed on your vehicle, this would have been due to a second parking offense, as we allow for a warning after the first infraction. We do not tow on a first offense.Regarding the men’s bathroom near the gym, we have checked and can confirm that the facility has always been in working order. If you experienced any issues, it may have been a temporary problem unrelated to maintenance.As for the police reports, we have not had any incidents of police activity related to stolen packages over a four-day period, and the claims you mention do not align with any reported occurrences at our community. We take safety seriously, and our security staff works diligently to prevent any thefts or break-ins.On the matter of billing, our records show no errors related to double rent charges. If there was an issue, we’d be happy to look into it further with you. NSF fees are in line with industry standards, and the additional charges mentioned in your review, such as $175 and $20 per day, are not accurate. Love it here! Laguna has been the best property I’ve moved into!! If it was up to me I’d leased a 48 month term! Sucks they only do a max of 15 months! By far the most beautiful property in the area and the pricing is competitive! Maintenance is great and the team truly cares for us residents
