The colonies 2 is a beautiful place with ...
The colonies 2 is a beautiful place with beautiful people but this board and property manager is the problem. We have not done our 50 year roof inspection we haven't used our pool in over a decade we never have elections homeowners cars are towed I can go on but so long as bdm is the property management and Andrew Paul Christine June and Cecile are on the board this place will continue to fall apart we have been on the news several times and now leins are pending channel 10 news covered the story you can do your research. It's sad to say when one is given or takes power the hideous things they do to mankind is awful

I currently reside here and I would NOT  ...
I currently reside here and I would NOT recommend anyone to move into this community as it now stands. The area is nice and the homes are beautiful but the homeowners association in this community is very incompetent, ignorant and does not look out for the betterment of the community as a whole. We have not been able to use our gorgeous pool or clubhouse in over 4 years. Some owners who have lived here much longer commented that it has been close to 10 years since the pool and clubhouse were open. We have NOT had an annual meeting in over 4 years NEITHER have we held an election for the HOA Board in the same time frame. The persons that hold a position on the current “ HOA board” have been in their position for the last 4 years with no signs of leaving (particularly the President and Vice President, Andrew Leslie and Paul White). The HOA ignores their duties and responsibilities by not maintaining the building infrastructure, i.e, the roofs, windows, door exteriors, outside walls AS OUTLINED by our condo docs. They refuse to repair said components and give homeowners a difficult time when they request these repairs. The only regular maintenance done in the complex is the grass being cut.
In addition to these issues, the HOA Board has given the property management company (BDM Property Management) employed to us full reign of the running of the complex. Every question or concern is forwarded to Michael Curtis (the president of the company) and he is just as incompetent, ignorant and shady. The financials of the complex are NEVER readily available and distributed to homeowners. They enforce the rules ONLY when they want to and only on certain individuals (selective enforcement). They bully, harass and even tell blatant lies about various unit owners. They CONSISTENTLY MISHANDLE unit holder monthly HOA payments. Currently the only system in place to pay the monthly maintenance is by check or money order. Various homeowners have requested that we adapt to an electronic form of payment and the board always refuses this option saying that it's either too expensive or that it just isn't available to us. We are in 2022, how is electronic payment not an option? Especially when they continuously mishandle/lose our payments. They are quick to put liens on your homes as well after they conveniently mishandle payments.
We also have a problem with cars being constantly and illegally towed in this complex. And of course, they give you a hard time when it comes time for you to get reimbursed for the costly fee to retrieve your car. If you are considering buying a home in this area, you should take The Colonies 2 OFF YOUR LIST.

Unfortunately there’s no zero star option to rate this place. I lived at The Colonies Two for one year. Worse experience ever. The owner is a good person, but the management lead by the rude lady named Donna Cramb is not someone to deal with. I always heard rude people are very honest, if that’s true Donna Cramb is the exception. When we left the unit, we notified the owner and the management. Donna Cramb said she was going to process our security deposit to us. About 2 months later we didn’t receive it. We contacted her to let her know about that. She said she mailed the check to us. 3 months later, we reached out to her and asked her to investigate the check or to put a stop payment on it she didn’t replied. Although we kept emailing her  to be informed about the status of the the security deposit she never answered back. 6 months later, we concluded that this lady is not an honest person and she didn’t return the security deposit as she said. Stay away from this condo especially from Donna  Cramb. She is rude and dishonest. She won’t return your security deposit when you leave.

The Colonies 1 is the worst place to live. The new board implemented a new parking system where they tow cars (visitors and guest) without warning or notice because they get a kickback from the towing company. You can only have 1 overnight guest 7 days out of the month tell me how is that fair to residents. You also have to pay additional per decal. The company in charge of the towing Mike is rude and he even hangs up on people. the president of the colonies only answers your email to argue, she like a bully that dictates everything. They only have an email and it doesn't matter how many emails you send they  hardly get answered. I'm not sure what the other board members do because the president runs the community like it's her personal house.

If you plan on having visitors or multiple people in your household, live in a box on the roadside because you are only allowed one resident spot here and any extra people have to park in a guest parking. Secondly, The Colonies implemented a system where guests or extra people have to register to park here. Here is where logic was left out. You are only allowed a permit for 7 days out of a 30 day calendar period. What kind of foolishness is this? Mind you, I am paying an association fee on top of a 4,000 special assessment that I have to pay because the association lacks any reserves. What makes it worse is, the number and email to contact them is invalid. Today, my niece who is visiting from college got her car towed. She registered for the permit because she's staying here for the summer. We had NO way of getting into contact with ANYONE about this foolish system. An invoice for fees associated with the towing will be sent out to the appropriate entities in this matter. If this is not rectified, this matter is going to small claim courts.
