WARNING: (BEGIN BY CONTRACT) I am writing to you to express my deep annoyance and disagreement regarding the leonine contract that has been imposed on me and the excessive charging for some minor damages, I have noticed that the conditions of the contract are extremely disadvantageous for me, benefiting only to your company (MELO). This type of contract, known as leonine, is illegal and goes against the principles of equity and justice. I feel forced to accept terms that clearly favor one party, which is unacceptable. Additionally, I have recently been charged a disproportionate amount for minor damages that do not justify the amount requested. This excessive charge is not only unfair, but it also shows a lack of consideration and respect towards me as a client. They charge you an amount of $500 to end the contract, if you move from a unit within the building they charge you a fee to change, the The bathtub lasts up to certain months clean because the paint on it begins to fall off and that generates a lot of mold. In August 2023 there was a tremendous failure with the air conditioning and we lasted 10 days with extreme temperatures that even the press arrived at the building, the people take their dogs out and don't pick up the pupu from where the animals do, and also in the hallways, the elevators are damaged, the packages are STOLEN, that's why they placed distancing tapes in the administration offer and they also disappear from the apartments, the maintenance staff is never ready to collaborate in some repairs, BE CAREFUL AT THE END OF THE CONTRACT THEY CHARGE YOU $150 FOR A CLEANING OF THE APARTMENT EVEN IF YOU LEAVE IT CLEANED, THEY CHARGE YOU FOR THE COMPLETE PAINT OF THE APARTMENT, very important in the rainy season the water through the walls and the floors are blown and they want to charge you in full, TO MAKE IT SHORTER (THE 2 MONTHS OF DEPOSITS THEY ASK YOU FORGET IT, THEY WILL RETURN IT TO YOU)

Additionally, I have recently been charged a disproportionate amount for minor damages that do not justify the amount demanded. This excessive charge is not only unfair but also shows a lack of consideration and respect towards me as a customer. You charge an exorbitant $500 for terminating the contract, if you move to another unit within the building, you are charged a fee for changing, the bathtub stays clean for only a few months because the paint starts to peel off, causing a lot of mold . In August 2023, there was a major air conditioning failure, and we endured 10 days of extreme temperatures, which even attracted media attention to the building. People take their dogs out and do not pick up the poop, leaving it in common areas and hallways. The elevators break down, packages are stolen, which is why distancing tapes were placed in the management office, and items also disappear from apartments. The maintenance staff is never available to assist with repairs.
NOTE: At the end of the contract, you are charged $150 for cleaning the apartment even if you leave it clean, and you are charged for the complete repainting of the apartment. To make it short, forget about getting back the two months' deposit they ask for.
