Money hungry large price for the application and they will deny you to stay your application money they are a horrible place and they never answer the phone and try to use ai and other stuff so they don’t have to do their jobs they are lazy people and a horrible place to live

I just moved to Banyan Bay, and honestly, I’ve never dealt with a place this bad. My car was registered in the portal, yet it got towed over three times in just TWO WEEKS. And each time, I had to pay $280 to get it back. That’s almost $1,000 gone for absolutely no reason. How is that not a scam? They’re literally just waiting to tow people’s cars at this point. Management? Completely useless when you bring it up. Stating it’s in the lease! But my car is following all proper protocol, so I don’t understand! Then there’s the trash situation, which is somehow even worse. Valet trash is included in rent, yet they never pick it up. So now, I have a pile of garbage sitting right in front of my apartment, smelling disgusting, especially when I have guests over. And because of that, there’s now a whole raccoon family living on the property like they’re paying rent too. It’s nasty.
If that wasn’t enough, the place is crawling with critters. Huge ants, cockroaches, random insects—they’re everywhere because the property isn’t being exterminated properly. You’d think with what they charge for rent, they’d at least keep the place livable.
Between the ridiculous towing, the trash piling up, and the infestation of both insects and raccoons, this place is a joke. Save yourself the stress and look elsewhere. I’ve been here three months and when I was looking at the reviews, I wanted to give this place a benefit of the doubt , but I was wrong when looking at a property.( The picture that I’m attaching was the trash after I had picked it up, You could also see my mattress box I haven’t even been here till weeks When this started occurring.

Horrible staff!! NEVER return calls or emails.   No communication at all.  The apartments are not maintained and the grounds are disgusting.  The assistant Monique will not respond to emails and no clue who the manager is, is there one actually on site because I have never seen her/him?  DO NOT RENT HERE!! BIGGEST REGRET!!

Oh dear - where do I even begin? From the streets looking in you can tell this is a luxury gated community right? NO!!! When I first viewed this property a year ago it was 4.6 ⭐️ and I know because I never rent below 4.5, the conditions of this property is no joke and I’m not surprised it’s now 3.1 stars.
Please use caution and take the negative reviews very seriously because I have not seen one lie being told about this property.
First - there is almost ALWAYS dog poop on the staircase, and don’t you dare think that they will clean it same day, or the next day, or the day after that. It will take AT LEAST ONE WEEK before they decide to sanitize the staircase for their residents.
Second - my ac breaks at least once a month, we have to call maintenance every other month to fix it.
Third - the valet trash pick and choose when to pick up trash even though the only days they don’t work are Wed&Sat (I see them on my Ring opening the trash can and closing it - refusing to take out the trash). I have had trash sitting out there for over a week which leads to animals fondling with it and making an even bigger mess - this has happened AT LEAST 5 times. Mind you - the trash pickup is right outside of my door so you can imagine the smell.
Fourth - if you are a woman that likes to go to the gym. DO NOT - I REPEAT - DO NOT THINK YOU WILL BE SAFE. There are always men sitting by the pool smoking, always catcalling when you’re leaving or entering the gym. Not only is this annoying, it prevents us from utilizing the
amenities the community has to offer as I’m scared someone will eventually follow me to my unit.
Fifth - they have been doing roof repair for months now, and I stepped on a nail on the staircase - brought it to their attention and they couldn’t care less. There has been debris and dust on the balcony from the repair and they said they would go from unit to unit to clean. I put in numerous maintenance tickets to get it resolved which they closed every single time, so eventually had to end up cleaning it myself.
My renewed lease ends in 5 months and I’m tired - I’m already looking for another place to live. If I find somewhere sooner I will happily break this lease. I wouldn’t wish this standard of living on a homeless person.

What makes it bad they never answer their phone you have to literally drive up to the office just in order to speak to them. That’s insane I don’t understand why they have a phone in the office when no one answer them . The office is always packed. Let’s not get into the trash people who pick and choose when to pick up people trash 🗑️

Unfortunately some of the negative comments about this property are very true. The property itself does NOT look anything like the pictures on their site. My appointment for a viewing was at 1:30 and I did arrive late at 1:40 I tried calling multiple times prior to 1:30 that I would be a little late because of traffic and no answer. I arrived at the leasing office and no one’s there, I waited in my car for about 5 minutes until I saw a maintenance man and he told me to drive around the property to find the manager, never did so I drive back to the leasing office and all of a sudden it’s open time is now 1:52 and they asked me to come back at 4:30 which I wasn’t going to to. So I asked well where were you guys I’ve been calling since 1:15 and no one has answered the phone apparently they were showing a property to someone else the same time my appointment was booked. Mind you my original appointment was at 12:00pm and THEY rescheduled me no one in the office was accommodating and pretty much gave me an oh well attitude. I didn’t lease here obviously but first impressions make lasting impressions and Banyan did a horrible job.

I had a wonderful experience during my time at Banyan Bay. The staff at the leasing office were exceptional and very friendly and accommodating.

I have a friend that I frequently visit here and this place is horrible I can’t wait until he leaves. First and foremost it’s suppose to be a gated community and the gates are always broken even the pad for guest doesn’t work for friends or family to come inside you are waiting for hours you have no choice but to tailgate nothing works, make sure you stay with protection and a flashlight because if you leave at night for some reason the community lights don’t work when you are walking in the parking lot it’s pitch black dark with full of trees.  Place smells like feces who runs this apartment complex, please have enough trash poop spots in every corner for your residents to have access to pickup their dogs feces. Bathroom mold everywhere, the a/c is on 70 no circulation so the apartment builds up nothing but dust and it doesn’t get cold. They charging these people an arm and a leg with 10 workers with red shirts riding around in a golf carts, but no work being done nothing being clean, front doors and porches looks dirty. Then they threaten you. It’s so sad.

They put on a new roof and block people in without notice and they will have you towed if you park in the taped off area. But here is the kicker they do it after people are parked. The office could care less about their tenants as long as they get their money. Not to mention they raise the price of the water and sewer after you sign a lease. And if you get a job transfer don’t think you can get out of your Lea they could care less or if you have a medical issue they want medical info to let you move to a different unit, hello HIPA violation. But once again they don’t care. I would avoid this place like it’s the plague. And gated community yeah right. You can watch people drive around the gates or follow others in, it’s a joke.
Oh and the stairs are not even up to OSHA code they are way too narrow and cracked. And if a tree falls on your car it’s on you.

The management doesn’t care you can’t even call the office without it going to voicemail and don’t expect them to call back either. I have never lived in a place so disrespectful and I have live all over the country being a military veteran.
