I was there at a friend's apartment. The place is very nice.

The management started playing unfair games with the residents. They figured out how to take money from the residents. Comfortable areas for co-working that were free are now rented for $500 a month, which is $6,000 a year!!! The residents are outraged, and the managers say that they can start charging money for entrance to both the gym and the pool. And maybe another $500 for opening the barrier at the entrance? This is an unfair game, you lose your reputation with all the residents!! Be careful, there are many tricks!

Biscayne Luxury Apartments is more than just a place to live—it’s a community that was a joy to be apart of. From day one, I was welcomed by Victoria my leasing agent and Jesus the manager. Victoria showed me the gorgeous property and was delightful. I moved in and constantly interacted with Jesus. It is clear that he takes immense pride in this property. He’s always present, always available, and always going above and beyond to make sure residents feel safe, comfortable, and at home. He manages everything with ease, ensuring the property is pristine, secure, and welcoming at all times. Whether it’s handling concerns, maintaining the high standards of the community, or simply fostering a friendly atmosphere, Jesus truly sets this place apart. The team around him is just as fantastic. Victoria is always helpful and kind, Brandon keeps everything running smoothly, and Lisa at the concierge is a joy to see every day. They all work together to make life here easy and enjoyable.
And let’s not forget the stunning amenities—the pool is breathtaking, the villas are gorgeous, and the maintenance team is top-notch. It’s clear that this isn’t just an apartment complex—it’s a luxury experience.

Major Safety Concerns and Poor Management – AVOID THIS PLACE IS FALSE ADVERTISED ! 1. Safety Hazard – Lack of Speed Limit Signs: The most alarming issue at this complex is the lack of speed limit signs on the roads within the community. Children and pets are frequently outside, and drivers regularly speed through the area. In Florida, residential areas are required to have proper speed limit signage, and Florida Statutes 316.008 states that local governments must post speed limits within residential areas. The law also states that the maximum speed limit in residential areas should not exceed 25 mph, but there are no signs enforcing this here. Worse, in many cases, the speed limit in residential complexes is typically 10 mph to ensure safety, yet this isn’t being enforced. It’s simply not safe for families, especially with young kids running around. It’s unacceptable that this isn’t being addressed.
2. Misleading Amenities and Sudden Charges: They advertise a dock for kayaking and paddleboarding access to the bay, but construction hasn’t even started after months of waiting. This was a major selling point for us, and it’s very misleading. Now, they’ve decided to charge $500/month to use the office spaces—something they didn’t mention when we moved in and didn’t charge for the first 5 months we’ve lived here. This sudden charge feels like a bait-and-switch tactic. In Florida, Florida Statutes 83.51 requires landlords to provide amenities as promised in the lease agreement, and changing terms without proper notice or consent could be considered a violation of that agreement.
3. Pool Always Closed: The pool, which should be one of the basic amenities, is almost always closed. It’s incredibly frustrating and feels like we’re paying for something we never get to use.
4. BBQ Area Confusion: We were told the BBQ area could be booked in advance for private gatherings, but when we tried to reserve it for a baby shower, we were told it’s first-come, first-served. Then, on another occasion, we were kicked out for a private event, despite being told differently earlier. This lack of consistency is frustrating.
5. Unfinished Bike Rack: The bike rack, which was also promised as an amenity, is still unfinished and there’s no sign of any work being done. It’s just another unfulfilled promise.
6. Broken Gate System: The gate system is constantly malfunctioning, which feels unsafe and insecure. We’ve had issues with it numerous times, and considering the high rent, this should be a basic functioning feature.
7. Overpriced for What You Get: The rent here is far too high for the lack of functioning amenities, poor management, and overall inconvenience. It’s honestly not worth the price.
8. Fake Positive Reviews: It’s clear that the positive reviews on Google are written by the management staff, not actual residents. They’ve created fake accounts and posted glowing reviews to make the property look better than it really is. Do not be fooled by these fabricated reviews – they do not reflect the true experience of living here.
The combination of these issues—especially the safety concerns—makes this place not only disappointing but downright dangerous. If you’re considering moving here, please be cautious and look for another option. There are plenty of other places that actually follow through on their promises and keep their residents safe!

Moved in back in September & were told all the amenities would be done by the 9th of the month. Come to find out AFTER we moved in that was a lie. They don’t even have the permit to build the dock, so all of their advertising about the dock is a lie. Also, they just started charging for the office space which was advertised to us as free. Still haven’t completed the bike racks. They know they are lying to people about certain amenities yet continue to advertise them. Extremely disappointed with the way they have conducted themselves. The apartment is great but way overpriced when you take in the lack of completed amenities.

We moved into Biscayne Shores last November and couldn't be happier with our experience. From the well-maintained units to the attentive staff, everything has exceeded our expectations. Lisa at the front desk goes above and beyond, always keeping me informed about deliveries, packages, and visitors. We feel incredibly safe and well cared for here. A heartfelt thank you to all the staff members who work tirelessly to maintain the community's cleanliness and beautifully manicured appearance!

I checked out biscayne shores luxury apartments a week ago, the place was very lively! Nice atmosphere. I was warmly greeted by an awesome girl in the front her name is Youssra. She was nice and respectful which i appreciate. Fifth avenue concierge is very admirable, would recommend people to check it out! Had a wonder experience. I am absolutely thrilled to be calling Biscayne Shores my home! From the moment my boyfriend and I first toured the complex, we knew this was the place for us. Our leasing agent, Victoria Clemente, was an absolute rockstar! She guided us through every step of the process, answering all our questions and making us feel like part of the community. The amenities at Biscayne Shores are top-notch! The pool, gym, and clubhouse are always immaculately maintained, and the views of the surrounding area are stunning.
Location-wise, we couldn't ask for more. We're just a short drive away from whole foods, target, publix, aldi, marshall’s and so many other restaurants and stores. The complex is nestled in a safe neighborhood.
But what truly sets Biscayne Shores apart is the staff. Victoria, in particular, went above and beyond to ensure our transition was seamless. Every time we've interacted with the staff, they've been genuinely nice, welcoming, and helpful.
