Major Safety Concerns and Poor Management – AVOID THIS PLACE IS FALSE ADVERTISED ! 1. Safety Hazard – Lack of Speed Limit Signs: The most alarming issue at this complex is the lack of speed limit signs on the roads within the community. Children and pets are frequently outside, and drivers regularly speed through the area. In Florida, residential areas are required to have proper speed limit signage, and Florida Statutes 316.008 states that local governments must post speed limits within residential areas. The law also states that the maximum speed limit in residential areas should not exceed 25 mph, but there are no signs enforcing this here. Worse, in many cases, the speed limit in residential complexes is typically 10 mph to ensure safety, yet this isn’t being enforced. It’s simply not safe for families, especially with young kids running around. It’s unacceptable that this isn’t being addressed.
2. Misleading Amenities and Sudden Charges: They advertise a dock for kayaking and paddleboarding access to the bay, but construction hasn’t even started after months of waiting. This was a major selling point for us, and it’s very misleading. Now, they’ve decided to charge $500/month to use the office spaces—something they didn’t mention when we moved in and didn’t charge for the first 5 months we’ve lived here. This sudden charge feels like a bait-and-switch tactic. In Florida, Florida Statutes 83.51 requires landlords to provide amenities as promised in the lease agreement, and changing terms without proper notice or consent could be considered a violation of that agreement.
3. Pool Always Closed: The pool, which should be one of the basic amenities, is almost always closed. It’s incredibly frustrating and feels like we’re paying for something we never get to use.
4. BBQ Area Confusion: We were told the BBQ area could be booked in advance for private gatherings, but when we tried to reserve it for a baby shower, we were told it’s first-come, first-served. Then, on another occasion, we were kicked out for a private event, despite being told differently earlier. This lack of consistency is frustrating.
5. Unfinished Bike Rack: The bike rack, which was also promised as an amenity, is still unfinished and there’s no sign of any work being done. It’s just another unfulfilled promise.
6. Broken Gate System: The gate system is constantly malfunctioning, which feels unsafe and insecure. We’ve had issues with it numerous times, and considering the high rent, this should be a basic functioning feature.
7. Overpriced for What You Get: The rent here is far too high for the lack of functioning amenities, poor management, and overall inconvenience. It’s honestly not worth the price.
8. Fake Positive Reviews: It’s clear that the positive reviews on Google are written by the management staff, not actual residents. They’ve created fake accounts and posted glowing reviews to make the property look better than it really is. Do not be fooled by these fabricated reviews – they do not reflect the true experience of living here.
The combination of these issues—especially the safety concerns—makes this place not only disappointing but downright dangerous. If you’re considering moving here, please be cautious and look for another option. There are plenty of other places that actually follow through on their promises and keep their residents safe!
