Been living here for 6 months now and grateful for a well-managed place to live! Management: Iris is wonderful. The concierges are all very helpful. The maintenance crew is always quick and effective. The building is well taken care of, and the amenities are great. Glad there's free parking for visitors as well! While rent is overall high being in Miami, they offer a good discount in their heroes program. My utilities come out to about $60/m for internet (has to be Hotwire per the building), $35 +/- 5 for electricity, and $14 +/- 2 for water.
Safety: I feel totally safe here, and don't worry about my car either both for break ins or flooding since the garage is elevated.
Neighborhood: Mostly residential, small bodega-type places on the corner but otherwise not much to do walking. It's very conveniently located to get to most anywhere in Miami in a decent amount of time! The only annoying thing is the bridge on 7th which takes a longer time than other bridges to come back down.
Design: This is where I take the most issue with the apartments - they're poorly designed. There is a lot of space in the 1 bedroom (around 800 sq ft) and yet only one small walk in closet, and even that has unnecessary shelving that takes up precious hanger space. I have boxes out in the open because there's no hidden storage space to put them within the apartment. There could also be more built in wall storage like a medicine cabinet. There is a ceiling fan in the living room but not the bedroom, and the living room balcony sliding door is well sealed for sound but the bedroom window is not. The blackout shades in the bedroom aren't cut to the right size so there's always light coming in. I can't imagine living in the 1b1b with more than one person with the limited amount of closet space available. There is also no pantry or garbage disposal. However, the view from the apartment is amazing - from the pool, you have a sunset view. I do wish I lived on the river facing side though to see the city better! Not sure how that side is with noise though which is why Iris recommended poolside for me.
Some cons: As some other reviews mention, there is sometimes dog urine (and one time poop!!! 😬) in the elevators, usually only the back one. I'm not a dog owner, so I'm not sure how best to mitigate that issue. Also sometimes smoke smell in the hallways, not sure how it is for tenants living directly adjacent to someone who smokes. Noise is sometimes an issue - I'm facing the pool, but they are good about making sure no one is out there after 11, but sometimes people have random parties on their balconies in the middle of the night on a weekday. Sound isn't really an issue from neighbors (above or sides), just from the balconies and hallway. The trash chute is convenient on each floor, but I wish the opening were larger because I have trouble fitting my standard size trash bag into the chute. It makes sense that some residents place their trash in the chute room since it might not fit. The utilities in the apartment are a bit dated and unnecessarily loud - the microwave will beep repeatedly within less than 15 seconds of the first beep, for example. Same with the washer and dryer when they're done. It's also difficult to open the microwave, and it sometimes short circuits so I have to reset the breaker.
Overall: Happy that I'm living here since management and safety are the most important things to me. If I were living in Miami for longer, I might move to a more happening neighborhood, but I know that would be more expensive and might come at the cost of good management and increased noise.
