- You can hear everything from outside; especially if you choose a building facing Pine Island. From neighbors domestic abuse, to obnoxious parties that last 4am with folks stomping on top your head with no consideration for the folks below you. Honestly thankful because I finally got the motivation to BUY last night! From the late and rowdy party at the pool. This place is just not what it was my first year. -I was told when I moved in there were individual meters. The agent recently confirmed this information; however this is not true. I spent two weeks every month during the summer away for work, my two children were not here, my water sewer and trash bill higher than ever (about $180). This is definitely not run on an individual meter. July 14-28, August 2-16, September 3-13, no one at my home but the bill is $170+ additional to rent. No way!!
-Think real hard before moving in a downstairs unit… you can literally hear everything from upstairs.
-Residents with dogs don’t really pick up after them.
-Maintenance is a hit or miss with the new guys. They will get the job done though, just might have to call a time or two.
-The leasing agents upfront change every 3-6 months, hard to gauge the service anymore. Only the property manager remains the same since the new management, my one interaction earlier in the PMs arrival has made me steer clear of the front office for a year; unless I need to call for a concern.
-Overall, average spot to stay.. not luxury. -Could be a bit better for the price— like the pool could have some umbrellas. It’s too hot in Florida for a pool with no shade. The pool area could definitely use some sprucing up.
-Grass goes without maintenance a little too long here sometimes.
-I used to be on a weekly pest control list, now I have to contact them weekly to be added to the list; quite annoying when you had this set up for almost a year with no issues..
Be sure to view your unit before signing your lease in the portal. Mine have old rusty closet doors, foundation cracks around rusted panel/windows. Cheap paint used in bathrooms tubs/sinks/walls, it transfers. I have a black/white outdated stove I’m stuck with and no working ice machine. Definitely differed from the model, outdated in comparison. (Note, units are now being upgraded, this was not the case prior.)
