UPDATE: 3 CARS HAVE BEEN STOLEN FROM THIS COMPLEX! Security cameras installed but need more surveillance. Very good price and in a good location in Kendall. However, complex is a bit dirty sometimes and isn’t cleaned very often. Association fees are pointless. They use it to whatever they desire not what the community needs. Pool is almost always dirty and will be closed this year for a full month june 9-July 9 during summertime when the kids want to go... how is this even acceptable? Club house can’t be used EVER. Depending on which building you live in, you might encounter a very strong cigarette smell often while walking outside and some police activity is always going on maybe every other month... one thing I really do not like is the fact that our apartment building had a higher water bill then usual and they threw that cost divided by everyone in that building!!! So unfair as we have to pay for someone using more water or possibly having more than the allowed tenants living on the property. 1 parking spot per apt and able to purchase an additional decal for a 2nd car. I believe a decal was $30 per car. 3+ cars will have to parallel park outside. However, I’ve noticed some residents take advantage and have 3-4 decals and park every night in the complex. We have noticed because the decal says your apt # and has a dash with how many decals have been issued. Guest staying overnight will have to parallel park outside ( finding a spot on the street can be very hard after 6 pm). DO NOT PARK ON THE ACTUAL GRASS ON THE CURBSIDE BY THE TREES. You will get a ticket and most cars are seen with tickets weekly so do not do that unless you really can’t find any other spot but expect a ticket when you get back. Walmart might be another option on leaving your car and having someone drive you back to the complex. Yes, parking is a disaster. For residents however, we use to not be able to find guest spots but that changed now that we have decals. The condition of the apartments is somewhat good and a lot of space compared to nearby apartments and a lot cheaper. My car was scratched here and unfortunately they did not have working cameras at that time so I was never able to see. We had a neighbor that had her truck stolen while parallel parked so definitely invest in a Gps tracking if you are going to be parking outside often. I will give them some good mentions because recently they added in cameras to every floor and facing out on top of building so this is great. PLEASE use our association fee to improve these aspects and this location could easily be a 5/5.

It is the worst place in the entire area ...
It is the worst place in the entire area. The association is disrespectful to the tenants. There is no parking and they take your car everywhere. It is the only way those from the association make money, they are thieves. My experience living in this place. I have had the worst of all and the Apts are super expensive just because it has a somewhat good position for business
