Crescent House Apartments

My wife and I are residents here. We absolutely love it. The maintenance is consistent. The common areas are clean and the office staff: Carmen, Martha, Nelson, and Shane are excellent!

Review for Crescent House Apartments (Bob Gramham Apartments) I lived at Crescent House for 2 years, and while it wasn’t the worst experience, I can’t stress enough how much I regret choosing to live here. I would NEVER recommend anyone to rent from ANY Bob Gramham apartments—they are a complete scam. The leasing office is an absolute joke, only interested in squeezing as much money out of you as possible with no care for tenant satisfaction or well-being.
First, let’s talk about the outrageous rent increase. In my second year, they raised my rent by $400, and they only gave us 2 months’ notice. Two months!? How is that enough time to find a new place? That’s not just unreasonable—it’s predatory. For the amount of money you’re paying to live here, you’d expect premium amenities, 24/7 security, and at least a decently clean building. But nope. You get none of that. In fact, they nickel-and-dime you for everything, from how long your car parks in one spot to what you keep on your balcony. They also charge you for mandatory pet rent, renters' insurance, and a laundry list of unnecessary, nitpicky requirements to move in—as if you're buying a house. It’s clear they only care about padding their pockets.
But here’s the real kicker: When I moved out, I followed their instructions to the letter. I patched and sanded all the holes in the walls as requested—no issues there. But almost a month after moving out, I get a certified letter saying they’re keeping $150 of my $2,500 security deposit for unpatched holes. Unpatched holes that I know I patched and sanded! But it doesn’t stop there. They also charged me $150 for a “damaged stove top” and even threw in a $5 charge for sending me the letter. This is where it gets even more infuriating—weeks of back-and-forth with the leasing office, and I finally ask for photos of the supposed damage. Their response? The holes “weren’t sanded down enough to their standards” (are you kidding me? I am not a carpenter!), and the stove top only needed to be “refinished” (which means it was cleaned, not replaced). But of course, they decided to charge me a total of $305 for all of this!
This place is an absolute scam, and it’s clear they do everything they can to take advantage of tenants. I’m beyond frustrated and angry that I ever chose to live here. They have no respect for their tenants, just their own bottom line. Save yourself the headache, the stress, and the money—do not rent from Bob Gramham apartments. There are countless other places where you won’t be treated like a cash cow and won’t get charged for every little thing they can think of. Don’t make the same mistake I did.

I'm on the first floor so I enjoy having a little patio and keeping it clean. The leaf blower entered my patio to blow out some leaves and filled the patio with mud. I emailed the leasing office pictures and within a moment I had the porter in my patio hosing it down with water and even spraying the wall down with Clorox too to get rid of the mold. He went above and beyond and did the job with joy and pride and it shows! His name is Osmar and is a great addition to the team here at Crescent House!

I can’t recommend Crescent House enough! I loved living here! The staff is incredible, very responsive and always deal with questions or concerns quickly. It is clear the staff truly cares about the residents and want to maintain the highest possible standard of living for the residents. The apartments are well maintained and in a prime location! Living here gives you a small town feel with the ability to easily walk down Main Street where you can enjoy a number of restaurants and the quaint feel of “downtown” Miami Lakes. I truly loved living here and highly recommend crescent house!

I’ve lived here for over a year now and still love it here. The staff is always friendly and attentive which was super important to me. The neighborhood is pretty active, lots families and dog walking. It feels safe and calm. Can’t beat the proximity to stores and restaurants either. Overall very happy with my time here and the crew at Crescent House!

I have been living for over 18th months at this property.  And I can only say that is a nice, well maintained, quiet & safe place. The leasing office & maintenance staff are  absolutely exceptional.
I have a maintenance request recently & the maintenance tech, Elias, provided an excellent level of service.  He was able to solve the issue quickly & professionally

Love the apts, very well kept. Nice neighborhood, everything is walkable nearby. Shane did an amazing job walking us thru the application and getting us moved in within a week. Highly recommended!
