Cutler Hammock Apartments in Cutler Bay

The New team at the leasing office are a breath of fresh air and are doing such an amazing job. So glad things are changing in a positive way.

I’ve been living at Cutler Hammocks Apartments for several months now, and it has been an incredibly frustrating experience. The biggest issue is the absolute lack of maintenance. The building is falling apart—leaky pipes, potholes, trash being left there and never picked up. I’ve submitted multiple maintenance requests, and most of them are completely ignored. When I finally get a response, it’s always vague and never leads to any actual repairs.

Let me start off my saying if I could’ve rated this place zero stars I would! I’ve lived here 7 years and I wouldn’t recommend this place to anyone for them to live here… First terrible management, the people in the main office couldn’t care less and are extremely unprofessional. They rarely answer the phone to the point were I’ve called 10 times + one call after another during OFFICE HOURS! And they ignore it, I’ve had to take the trip to the office just to tell them what could’ve easily been said through a 2 min call.
Then you have maintenance.. something needs fixing or whatever the case is they NEVER come, you have to be on top of them until you get tired because nobody cares LITERALLY. The complex is extremely filthy, disgusting and not taken care of. The trash bins are always full to the top with trash everywhere, there is NO PARKING EVER for the residents, and they tow your car when you HAVE to park on the curbs cause there’s nowhere else. There is a roach infestation not just in my apartment but in many others and they do NOTHING. There’s mold everywhere including outside the buildings and trash everywhere. When I first moved here in 2016 it was required that they change the carpets in the rooms but they said the carpets were “in good conditions” and didn’t need changing. Finally they changed them in 2020 upon many requests of my family since we have asthma and carpets are no good for us even with intensive maintenance and cleaning. They came changed the carpets and now 2024 I asked if we could have them changed for the vinyl floors they’re putting and they said just a plain NO. I began to get sick with severe asthma attacks for months to the point were I got acute bronchitis. Took it upon myself to take those carpets off and it didn’t surprise me, my bronchitis was being caused by all the green and BLACK mold underneath the carpet. Cause not only did they change it back in 2020 but they didn’t vacuum all the dust underneath and they didn’t change the foam that supported the carpet which was FILLED WITH MOLD. Plus in our contract it said they would provide filters for the AC whenever and they have NEVER provided us with any. And finally to top it off the rent is going up 200 dollars? ITS INSANE!!!!!!!! This place is NOT WORTH the amount of money they’re asking for rent! I think an efficiency would have better conditions than this place! Absolutely outrageous. There’s no peace for the residents here. Nobody neither management or maintenance do ANYTHING around here. I know I’m not the only resident going through this that’s why I’m writing this review on behalf of my neighbors as well who have also made complaints and have been ignored. Enough is enough, if y’all gonna put the rent up at least make sure it’s a place worth paying that money.
And let’s not mention now you can’t even put CHRISTMAS LIGHTS in YOUR balcony???!! What in the world is wrong with y’all . Christmas lights are seasonal and allowed everywhere y’all just doing too much and again it’s selective bc there’s ppl that don’t follow the regulations and do not get in trouble.
How about y’all start worrying about the piles and piles of trash all over especially in the back of the complex and by the canal! How about you all put more trash bins around the complex bc the trash will be filled up for days and not get picked up, it literally stinks!
P.s I don’t want anyone from the office trying to contact me unless it’s the OWNER of this complex I would LOVEEE to speak to the owner

I recently moved into Cutler Hammocks, and I couldn't be happier with my decision! This community offers a perfect blend of comfort, convenience, and a welcoming atmosphere.

I want to congratulate this new administration and the Maintenance team. The Assistant Alison has an excellent relationship with the Residents, she responds to concerns, she is very friendly and respectful. He knows his job and is very professional.
Alex and his team at Cutler Hammock are very effective and know their job.

Ya’ll quick to increase the rent and yet got the whole place looking like this! That pothole has been there for 2 months now and it’s gotten bigger by the day . This mold has been growing on the side of the building for years and no one cleans it. Y’all have maintenance for no reason at all because no one does anything.

There is tremendous business in this place, if they don't like you, they won't give you an apartment. I went with a friend who was looking for rent and they made him fill out a stack of papers and told him that he had to wait, after 1 year they called him to give him the apartment and that same day they stole a backpack from where he lived with all his belongings. documents and your phone. He didn't answer that, nor did he have any communication for like 2 days. Then he checked his email and saw the assignment and when he went to the office they told him that he lost the apartment for not answering the call and the email, my friend explained what had happened to him and showed him the police report and everything and they didn't want to understand . When you complain, the little girls in the office are very rude and do not want to help under any circumstances. The owner of the building should choose his staff better and do what is fair to the people who have been waiting for a long time for an income in that place. I don't recommend it at all, they solve it for whoever they want.

The attention leaves a lot to be desired, they treat you in a way that gives the impression that they want to get out of you as soon as possible to get my request email answered, I had to insist on the phone to the point that they no longer took my call and when I called them again another phone if they picked it up that is, they were avoiding me and because of their bad service I feel deceived and even scammed they made me buy money order because according to them I pre-qualified and it turns out that when I go to the office with my wife and my baby another girl tells me that I couldn't apply because I earned a lot and I wasted my time, I made a trip of almost an hour to that place in vain and now I can't find where to change the money order so I feel cheated, mistreated and humiliated by the staff of that office when the only thing I asked for It was an opportunity to live peacefully with my wife and two-year-old daughter. I hope they improve their treatment and professionalism or the manager takes action on the matter because they really hurt me emotionally.
