This place is small, old, dated, and the manager (Shirley) is an evil bitter women. I have emailed them multiple times and in 2 years they have never responded to a request. They operate this place like before the internet was created. The only way to contact them is through a phone call and even then you do not receive confirmation.
I have asked for pest control but they have never responded.
They have an issue with gate access and emergency fire lights when power is out. There is no access in/out and no lights.
They are "upgrading the elevator" for the last 6-7 months but no communication since it went out of order. I asked repeatedly for an update but again zero response. They said they contacted "vulnerably neighbors" for additional assistance however when I went door to door (to the people I know) , they all said NO.
When requesting the lease, they do do not allow you to walk the apartment before the lease is signed. This should have been a major red flag. Also the pictures they send you are not always representative of the actual apartment you are leasing.
Visitor parking is VERY limited. Your guests usually need to park across the street and risk a ticket but that is rare. However the management of this company does not allow you to BUY extra spots unless they are a tenant. Obviously you see the issue. I am a tenant, I own two cars so I park one in my assigned space and one with my guest pass - Not allowed to rent a second spot even when extra spots are available and unused.
The carpet in the walkways are nasty and dirty. Sometime the AC is on and sometimes it is off. As a result, there are stains and a funky smell. This carpet should have been replaced a long while ago.
They also claim they have a gym. And they do but they gym is a 1990s version of a Bowflex with missing pieces and held to together with duck tape and superglue. Basically unuseable.
This Horsh Management company manages other properties including 7481 SW 59th Ct and 7531 SW 59th Ct. They have allowed the buildings to fall into a general disrepair. Think of this as a roach motel in South Miami. One property has not had a running pooling in 10+ years.
Any complaint is met with HORSCH criticism as if it your fault. Also any complaint is meant with a non-renewal.
