Horrible customer service. They have an  ...
Horrible customer service. They have an automated message when you call the leasing office. They schedule a tour with you and then they don’t show up or communicate. Clearly from the reviews I shouldn’t be surprised. Absolutely horrible customer service.

No place to park new system makes it imp ...
No place to park new system makes it impossible to find a parking spot, tonight I was one of four cars that circled the complex for more than an hour trying to find space, we pay high rent and parking monthly and can’t either park or go home to rest do to lack of spaces. Consider you’ll be sleeping in your car although your paying for a house if you decide to live in here.

At Four Quarters we price our rent to be competitive with similar communities in our area.  By doing so we can remain dedicated to providing our residents access to a variety of amenities and a staff that strives to create an exceptional experience to all our future, current and past residents. At Four Quarters we do not offer temporary parking passes to guest, we have a limited amount of visitor spaces that are first come first serve and limited to 7 nights out of the year. Residents may also call the tow company at 305-442-9696 to let them know that there is no parking available so that they can dispatch truck to remove unauthorized vehicles. Improving tenant satisfaction is of utmost importance to us and we appreciate your patience during this time. If I could give them zero stars I would. ...
If I could give them zero stars I would. This is one of the worst places I’ve ever rented from when. When I  first got here The rent was 1600 after The first year it went up to 2200. The third year they wanted to charge us almost 2700 to renew our lease for the but We’re offering 2400 to people that were coming in for the first time. I Literally had to tell them that they were offering new tenants cheaper rent then to people that were renewing their lease and also say I was leaving for Them to offer me the same price they were offering new tenants. The only reason I stayed here so long was because my child is  going to a really good school nearby if not, I would’ve never renewed my lease. They also charged for a whole bunch of things they don’t take care of Including pest control and parking. There’s always an email about pest control but they have never came to do any pest control. My unit grows grass in the front even though it’s a brick floor. All the other units don’t have that problem but because mine does I have to pay out-of-pocket to get the grass trimmed.
My unit has had the same issue for the past three years where the AC causes some sort of leaking which cause the ceiling in the bottom floor to start leaking. We have contacted them several times for the problem to be fixed but maintenance comes in once every three months says that all they have to do is vacuum the AC unit which, according to them is standard for this to happen. Literally, my ceiling on the second floor leaks because the AC causes the water to go through the ceiling but this is normal and routine. They’ve had to come fix my ceiling and get it repainted over four times because there’s no permanent solution to the problem. When my boyfriend made a review about this and tried to complain, the maintenance workers called me and we’re very upset that we had left a negative review Which is very unprofessional. Now let’s talk about the parking situation. I literally have to walk a mile to get back to my apartment because they cannot figure out the parking situation. They sent an email months ago to have everyone move their cars in order to assign parking spaces to each unit. Made everyone move their cars and painted the floors so that they can assign the parking. Weeks and months went by and parkings were not assigned. All of a sudden they sent an email that they were going to start selling parking spaces for $30. They indicated that all spaces that had a black block are free to be parked in and all spaces with a number are for people who Purchased the spots. They little to none of the spaces with the black blocks. then they have the spaces that people already purchased and then they have the spaces that have the black block and the number which are not Available for parking. Even though people have not purchase the parking spaces they are blocking people from using them just so that they can force people into purchasing the space. The other day, there was no parking at all. So I parked in the visitors parking, and they placed a tow warning sticker on  my car. Do not be fooled by their advertisement. Yes, the units are nice but everything in there is cheap and breaks down all the time and management cannot get it together to resolve the parking Situation. Do not be fooled.

We ensure our service team takes pest concerns very seriously and encourage our residents to submit service request so that our service team may address the concern in a timely manner. In addition, our service team request that all residents submit service tickets when they notice something in their unit our building not in working conditions or needs to be checked so that the issue may be addressed promptly. The A/C leaks when the filter is not being changed every 30 days as it should, it clogs the line and causes the leak you can request a courtesy filter every 30 days via service request, or residents also have the option to purchase their own. Residents are also responsible to always weed and maintain their personal use/private patio as stated in the lease. At Four Quarters parking has always been open parking/first come first serve we explain this at the time of move in and that you may have to park away from your building and walk. Four Quarters does not offer temporary parking passes to guest, we have a limited amount of visitor spaces that are first come first serve and limited to 7 nights out of the year. Residents may also call the tow company at 305-442-9696 to let them know that there is no parking available so that they can dispatch a truck to remove unauthorized vehicles. We understand that residents being able to find parking is important and we try our best to work with or residents and make accommodations when able and advise that our residents reach out to their community manager to discuss any of our premier parking options for $30 a month if available. We aim to provide excellent service and It's crucial that our tenants feel valued, so please rest assured we're reviewing your concerns about rent increments, maintenance issues, and parking allocation to improve our service offering moving forward.
