I am a current resident at helios and they have been AMAZING for the past 3 years!! The maintenance and staff in the office are the best and are always attentive. I highly recommend them 100%

Filled with issues. Management is Unresponsive, Unreliable, unprofessional, irresponsible. Just plain incompetent. Don’t waste your money.

STAY AWAY. WHATEVER YOU DO DO NOT SIGN A LEASE WITH ANY HELIOS APARTMENTS. One thing is certain if you live here they will scam you, not answer your calls, ignore THEIF BREAKINS with official police reports and refuse to fix broken doors with no locks. This is the most unsafe and unsanitary apartment you could find on the beach. Cockroaches have been infesting the buildings with no response from Helios. The customer service is nonexistent. DO YOURSELF A FAVOR! Do not do business with this company and tell your loved ones the same! You will be wanting out the second you move in.

It's been more than a month our laundry room is all out of service ! Nothing has been done ! Despite e mails I sent to the management! 702 13th Street south beach , hopefully this review will reach the right people ,and the situation will be fixed ! Today is 10/11 / 2023

COCKROACH INFESTATIONS, HOME INVASIONS There is a serious roach infestation. Neighbors leave wet cat food and trash in common areas. I asked them to tell tenants to keep the common areas clean (not only a simple request but a fire hazard as well) and they evade the request like skilled politicians.
There was a recent attempt to break into my apartment - cardboard physically stuffed into my locking mechanism.
I filed a police report and Helios has done nothing to resolve the issue. I feel extremely unsafe as a woman living here and am looking for new accommodation.

Very nice place but, at the moment they only have 1 bedroom apartment available  which is going to work for me . Very nice leasing office.

I moved out of a Helios-managed building on 13th Street a few months ago after residing there for seven years. Initially, it was a delightful place to call home, with the previous owners (who were also managing the building), ensuring daily cleaning and prompt service for any issues. However, when Helios took over, the living conditions deteriorated drastically. Under Helios's management, cleanliness became a major issue. The floors were not mopped for 4-5 months. Instead of proper cleaning and vacuuming, they used leaf blowers in the hallways!!!! Can you imagine!! Leafblower inside the hallways... The garbage room was left unattended for weeks, leading to a rat infestation, and the pervasive stench became unbearable.
To make matters worse, the laundry facilities were inoperable for weeks when I left. Despite numerous calls to the management, their response was consistently slow, and their corporate structure was used as an excuse for delays.
In retrospect, the lower rent offered by Helios does not justify the living conditions and the complete lack of responsiveness. In my experience, this company ranks as the worst I have ever encountered in property management.
