Attention prospective renters, Please let my history interacting with this company be taken into consideration. When first viewing Kilmair Properties' selection of apartments, I was thrilled at the lack of last month's deposit required upon move in, only needing to pay first month and security deposit (equal to one month's rent). Additionally, the apartments are competitively priced, though many are older, in unsafe areas or had many dead roaches upon viewing. When applying for an apartment, I was required to put down a non-refundable application deposit equal to one month's rent ($1300). Originally, I had no problem with this as I intended on moving into the apartment and was also prepared to pay another month's rent, paying both first and security as required before move in. However, Kilmair properties told me AFTER submitting this non-refundable deposit that I would need to submit a security deposit about 2.5 times what was originally requested, increasing the original security deposit from $1300 to $3000. Originally I requested more time to get the money together, but this request was denied. Eventually, I decided not to move into the apartment and Kilmair Properties stated they were going to KEEP MY ENTIRE DEPOSIT. This is not simply the standard $50 application fee, but the one month's rent! When confronted, they stated that this was due to the apartment being held for me and off the market for two weeks. In a business sense, this is somewhat fair as they were not able to rent the apartment. However, the apartment was off the market for 2 weeks, yet an entire MONTH's rent was withheld. Kilmair Properties more than doubled the money originally requested when the application was submitted, changing the deal originally agreed to when the application was signed and submitted. Additionally, there were clients requesting to rent the EXACT apartment in question while I visited Kilmair Properties' leasing office.
PLEASE be careful when interacting with this company.
While affordable housing in Florida is scarce, please consider you typically "get what you pay for."

When I initially called to apply and view apartments, I was emailed the apartments available and the requirements to apply. They stated that I was required to bring the $50 application fee as well as one month's rent paid by money order only. There would be no reason why someone would simply choose to leave a full month's rent during the application process otherwise. My experience in the application process is completely antithetical to what you are stating here. There was never a moment of communication about losing the one month's rent paid with the application if I didn't reject the apartment on the same day. The only thing I was told was that the security deposit required increased from 1300 to 3000 after my money was submitted and I was not allowed to have an extension to get the money. And the application signed states the one month's rent is not refundable. There was no mention that there was an opportunity to retrieve it upon declining the apartment. Had things gone the way you are saying, it would have been a very different experience.
Finally, yes, I agree that there was no last month's rent required or mentioned throughout my application process.
