Over priced. Marijuana smokers everywher ...
Over priced. Marijuana smokers everywhere. People parked in my parking space day and night. I almost got into a fight for my own parking space! There is an overwhelming presence of roaches throughout the property. The dogs and their owners poop and pee in elevators, stairwells and in hallways. Flooding in units from pipes bursting. Elevator out of order weekly. "New" washer and dryers always breaking. Gym...what gym? Pool is never functional and when it is, you get people from other places that use the pool! Tenants throw trash from upper balcony down to mine, everyday. Filthy place to live. When it rains, parking lot floods. Security at the front gate don’t take their job seriously. They will let anyone in without taking down their names and other information. Police presence almost every other day with search warrants looking for criminals.

the worst property to live in! I have lived in several places in Miami, and this is without a doubt the worst. Hurricane Milton is coming and I try to park my car for ONE DAY and their answer is, if you leave it here it can be towed :/ I ask them, so it is preferable for my car to flood than for them to let me park here knowing that where I am? alive is flooded? These people DO NOT care ANYTHING about the tenants, not even because a hurricane is coming. I'm not saying it's the fault of the people who work there, they follow orders but it's definitely the peace of mind in how they leave that problem to you when they have to solve the problem. But of course since they don't have to go through this, THEY DON'T CARE. This condo has SO MANY FAULTS, the elevator, the garbage, the cockroach problem, an empty pool, my clothes have been stolen from the dryer 3 times, and by the way the washing machine is also damaged often. 1000% DON'T COME HERE.

Beware!! MY REVIEW KEEPS BEING DELETED! Spoke with someone named Michael Scott Beyers who claimed to be a realtor advertising an apartment on craigslist here. The Landlord's name was Thomas Slavin. He provided my husband and I with his realtor license and the ID number. We looked him up and he was legit. We sent him our application fee and security deposit and were supposed to move in 9/27/2024. When we got to the apartment, he did not reply or answer the phone. Went to the leasing office and found out that apartment was already rented. I don't understand how an actual realtor would scam us out of our hard-earned money, even after sending us his license number but please be careful who you are speaking to before you send any money. We even signed the leasing agreement and all with the Landlord and they still took our money smh.
We will be pursuing legal action and our banks have already refunded us.

HONEST REVIEW: Renting here would be a Hugh mistake. There is an overwhelming presence of roaches throughout the property. Regardless of your cleanliness (and I am a professional cleaner), roaches will invade from neighboring units. I have attempted to exterminate them, set traps, and even found them in the refrigerator. Additionally, the Homeowners Association (HOA) imposes expensive fees for minor infractions; for instance, hanging clothes on your balcony incurs a $500 charge, while leaving a package outside your door for too long results in a $250 fee. They impose these charges yet neglect to repair the elevator, which has been out of service for two years, forcing residents on the 6th floor to climb six flights of stairs. This situation is absurd! Furthermore, renters are required to pay for permanent parking spots; as a paying tenant, shouldn’t I at least receive complimentary parking for one vehicle? There are laundry facilities on-site that also require payment. These apartments are riddled with hidden fees. Upon moving in, it was evident that the entire apartment needed a fresh coat of paint . The hallways smell like urine. My last complaint, in July of 2024 there was extreme rainfall event. The drainage system around the apartment complex was inadequate, leading to water levels rising above the height of car tires and causing flooding that affected the engines of over 100 residents’ vehicles. While the heavy rain itself is not the responsibility of the apartment management, they could have taken action by calling a truck to remove the excess water. As a result, I was unable to leave my apartment for three days.

I don't recommend it even to my worst enemy, full of cockroaches, the elevator reeks of dead animals, the hallways have no light, they sell it to you with a pool and gym and both are closed for maintenance, but no one maintains them. They put a boot in our car in our own parking lot and then charged us to remove it. They tell us that they are going to fumigate every day for the cockroaches and they never come. The worst of the worst, I just wait for my contract to end so I can leave and never return.

I have been living here since April 2024 ...
I have been living here since April 2024. I would not recommend moving here. It is infested with cockroaches everywhere , elevators are always out of service , they don’t clean the pool u will be itchy after u swim in it. The maintenance and janitors don’t clean or fix anything. The owners do not care about the building here and it shows. I am moving in 6 months they can keep the deposit … I’m sick of roaches and other insects here. The security guard gate is always broken so people that live here have to wait in a long line with the visitors while they call the guest and let them know they’re here. Yolani in the office is a nice person she just never knows any solution to any of the problems that us tenants are facing.This building needs to be condemned.

The hallway carpets stained with the feces of the neighbors' dogs, the stairs all day long with the smell of cigarettes, marijuana like pee, dirty and dark. The cockroaches that don't let you cook in peace. The pool with a lack of maintenance, a gym with a schedule that those who work cannot use.

HORRIBLE, IT WAS THE WORST DECISION TO HAVE WENT TO LIVE THERE, BETWEEN IT IS BOILING WITH COCKROACHES WORSE THAN ANY CONDOMINIUM, THE MAINTENANCE IS VERY BAD, YOLANI NEVER GIVES SOLUTIONS TO ANYTHING, SHE NEVER KNOWS ANYTHING. THE ELEVATOR GOES AT THREE PER HOUR AND WORKS FOR 1 MONTH AND STOPS WORKING FOR 2 MONTHS. The worst thing is that elderly people have to walk up 4/5/6 flights of stairs. Where did you see that? And on top of that, go through the very strong smell of urine on the stairs.

The Management company is Akam I recommend to never hired this company to manage your property they have the worst, most unprofessional staff, we pay lots of money HOA the property is near destroyed, the property manager purchased a property without the owner knowledge, carpet dirty, garbage of the floor in legal dumpster, and  disposal of trash, roaches, list goes on an investigation is desperately need it in this property,I repeat do not ever hire Akam.
