This "condominium" is ran by scammers. Plain and simple. There is no official property manager, there is no number to call when a repair is required for any unit or public location within the condominium. Just to name a few examples of this "lovely investment opportunity" for you:
The most recent paints and repairs done to the building are being done by the cheapest contractors possible and thus needing repairs again and again. There is mold within the walls of each building, there is mold and water leakage under the elevators, there is mold entering units due to the roof replacement separating the seal between wall and ceiling, they painted over structural damage on the wall of the laundry room in one building. Building D has a massive hole in the ceiling of one of the stairwells where you can see into the building's inner walls. There is roof tar inside of building C's walls, as well as rainwater and mold due to the roof replacement destroying the seal between the AC unit and tubes. This would have gone unfixed had it not been reported relentlessly the day it occurred. I would also like to state that this is not everything that's wrong with this place, this is only a few examples, there's a lot more issues I've noted or otherwise found out about.
If each unit, of which there are 240 units approximately between all 4 buildings, is being charged ~$440 a month in association fees - then the HOA of Naranja Lakes Condominium are collecting ~$127,600 a month. And yet they hire tenants for very minimal pay to maintain the buildings in terms of cleaning, they rarely have security actually present at the gate, about 80% of the time there's nobody there. They don't have a dedicated repair team or property manager, they have a few repair guys here and there that we've worked with but nobody is officially on any team.
There's no way to contact ANYBODY about complaints with units if you're a tenant here, and there's no website or information to find out who's on board with ease. I have found quite a bit of information on this place, including the fact that they owe the county quite a bit in water and sewage fines... Fines they actually could pay easily off of one month of HOA fees while having enough to pay people properly.
The cheapest rent offered is ~$1700 for some units here, since it is a condominium this varies from investor to investor, but this rental rate is absurd if you consider the factors above. Where is all of this money going? Why is nothing being managed correctly???? They're scammers and pocketing the money, in fact I'm fairly certain this is the case because they were required to replace the roof of each building since 2017 but this only happened in mid to late 2022. And it was done very poorly with no repair to anything else that was damaged without relentlessly trying to get their attention. This is unacceptable, to put it lightly.
