Pros 1. Location. Arguably the best location in brickell. We have everything next door - Publix, metromover, metro rail, bars/restaurants, shops. You step out of your apartment and you’re in the thick of it, which is absolutely what I’m looking for.
2. Spacious units. My one bedroom feels a lot larger than a normal 1 bedroom. I am lucky to have a great view facing south Miami Ave. My unit also has dual access to the bathrooms, which is a huge plus when you have guests over.
3. Gym. The Gym is good, although recently I’ve seen signs on the walls telling people to stop slamming weights, and I think some equipment was removed. The weight room is for lifting weights, so if there’s an issue with noise I feel like management should invest in more padding / insulation, not remove equipment, but I digress.
4. Ariel and Rachel from the management office have been absolutely amazing to work with. They have gone out of their way to make things as easy for me as possible, and I really appreciate their hard work.
5. I’ve only been here for a week and a half but my floor has been very quiet. I definitely don’t get the vibe that these units are a revolving door of airbnb rentals, which is what I want. We’ll see if that continues.
6. Front desk employees are fantastic. Shout out to Nadia and Chris who are always positive and helpful with all my deliveries.
7. Above ground parking (no flooding vehicles). And most importantly we can park our own vehicles. I have a friend in a neighboring building that forces you to use valet, which is a pain.
Cons
1. The pool is out of commission. I think a lot of people moved out because the pool has been under construction for a year. The pool deck is huge and I think it’s going to look amazing once it’s complete, but this is definitely a major inconvenience. I actually purchased this unit from out of state, and both my realtor and the listing agent did not disclose the pool situation, so BE CAREFUL and make sure you inquire about all working amenities before signing a lease.
2. Since we are right next to the metro station there are some homelessness across the street behind our building. If I had a unit overlooking the back of the building It might change my perception a bit. Overall I haven’t been approached by any homeless, so my experience is they mostly keep to themselves.
3. The walls do feel a little thin. I think I may just have quiet neighbors (or maybe empty units) so it doesn’t feel as much of an issue, but when neighbors have guests over or are celebrating the weekend you can definitely hear it, but it’s Brickell Miami, people are here to have fun.
4. The dog run smells horrible. I don’t think there’s really anything you can do about it. I know they clean in regularly, but I think it just sits at the bottom of the grass and bakes in the sun. It’s really disgusting to bring your dog out there.
5. Elevators are slow, and recently there’s been some issues with elevators not seating correctly, which is a tad concerning, but it appears management is on top of it 🤞🏻
All in all, I’m happy with this place in my short time so far. Once the pool is open I will have a brand new appreciation for it. One thing I’ve noticed too is no building is absolutely perfect. There will always be a give and a take. I also can’t relate to any of the other reviews talking about carpets that smell or cockroaches, my floor is completely fine and I’ve had no issues with bugs, so it might be just the luck of the draw with your neighbors
