I lived at Novo for about three years an ...
I lived at Novo for about three years and really enjoyed my experience here. The location is fantastic as it is right near Las Olas so you can walk to lots of restaurants. Also, it is above a grocery store, Publix which has made getting groceries incredible! The pool is beautiful and everything is always kept is great shape. The walls and windows are thick so I never experienced loud noises nor heard my neighbors. Maintenance is very quick and kind. The leasing agent, Tiana is amazing! She is very kind and there for any questions I may have. She also always got back to me in a timely manner, often the same day. This is a great place to call home!

First of all, I would like to say that I wouldn’t love this place if it wasn’t for leasing agent Tiana Leblanc. The service and communication was highly great. It felt like I was already home when she was giving me a tour because of the amount of questions that I had she answered was spot on. I would highly recommend this place to live if your looking for a relaxed,friendly and fun environment !!!

Pros: Great location. Beautiful views. Many conveniences. Lovely aesthetics. Gym gets the job done and overlooks the pool. Lots of good looking folks and classy tenants. Walkable to everything. Right price point given the amenities. Covered dog run for when it rains or when you’re too lazy to go outside. Management is generally responsive. Maintenance is pretty on top of things. Cons: This building is suitable for regimented professionals and families who appreciate quiet during after hours and/or people have a low tolerance for noise. The doors allow for much noise to travel into the hallways, and the walls between units and floors are absolute garbage. Your fellow tenants can hear the tiniest thump of your bass and even your conversation at reasonable volume, whether from your balcony or from within your unit. Tenants lodge complaints against each other regularly, even in the middle of the day. Friends in your unit with music after 10pm? Forget about it. You’ll get a complaint. If you are a musician or a night life person, or if you like having people over regularly, this building is not for you.
ALSO (MAJOR): elevators seem to struggle a lot (but maybe all the buildings are like this); one is frequently out and makes a HUGE impact on time and movement through the building.
Lastly, I had an experience where maintenance was performed in my unit and the remediation crew left a mess on the tile. I reported it management immediately, but they refused to acknowledge they caused the mess and refused to clean it. I was severely disappointed by Greystar and I will think twice about ever living in a Greystar property again over this mistreatment.

The service manager Jose Tavera at Novo  ...
The service manager Jose Tavera at Novo had my car towed from the parking garage and no one from management or leasing contacted me. No communication at all! I found out it was towed a week later after racking up $500 in tow, administrative and storage fees. As a current resident paying 3k in rent which comes with parking for one vehicle; if my vehicle needed to be moved, I could’ve easily moved it myself or arranged a tow on my end. No heads up or communication. The idea of your own apartment towing your vehicle without even contacting you is absurd. My vehicle had the necessary stickers displayed on the windshield as well showing it belonged to a current resident. I’ll be updating this

I recently moved out of Novo Las Olas. I lived there for 2+ years, here are my thoughts. Initially, I enjoyed living there, however, over time I found many issues with this building including: 1. Elevators frequently out of service. I lived on the 26th floor, and multiple times had to walk up/down 26 flights of steps (!!) as the elevators were down.
2. Parking Garage: parking was initially not an issue when I moved, however, over time many of the spots became reserved from 8 AM - 7 PM for the "Main" office building. This became an issue, as I would often have to move my car before 8 AM so I would not get a ticket for having my car in the "Main" spot. There are not sufficient non-Main spots for the building residents.
3. Amenities: the amenity fees for this building are very high, and did not really use them (especially as I have no dog to use the dog areas). I rarely used the pool, as on the weekends when I was free to use it, the pool area was often crowded. There are no limits on guest usage, and the pool area would be filled with mostly non-residents, including many children that did not live in the building or residents who drank heavily and were disruptive
4. Package system is a NIGHTMARE. Packages are not mailed to the building, they are mailed to an off-site location, and then the offsite location company (Fetch) is supposed to deliver it to your door. This is a huge issue. I've spoken to multiple individuals who have had their packages stolen from the hallways. Novo does not care, because they say you have to contact the Fetch company, which does nothing. Additonally, it is extremely confusing for family/friends who want to mail you things. Essentially, if someone wants to send you a package via UPS/FedEx and they mail it to your actual apartment address it will never reach you. You basically have to make sure that anyone in your life who may even consider sending you a package knows not to send it to your apartment but to the Fetch offsite location. Multiple times my family attempted to mail me things (they did not let me know in advance) and the package never reached me because of this confusing unnecessary system. This issue was particularly bothersome to me....
5. Move-out Process was horrible. I requested to stay a few extra days in my unit, as my new place was not yet ready, my Novo apartment was not rented out, and I of course offered to pay my current rate. Novo refused, even though the apartment was not yet rented out....additionally, I had a substantial amount deducted from my security deposit...expect this to happen as well (for Novo to find something in the apartment after you vacate to keep some of your money)
There are SO many nice apartment buildings to rent around Las Olas...I would recommend looking elsewhere to rent...the rent at Novo is very high and is just not worth it...take your money elsewhere

Financial Abuse. Do not rent at Novo Las ...
Financial Abuse. Do not rent at Novo Las Olas unless you don’t mind getting robbed of your security deposit I moved out with movers but left some tiny items some as give away for housekeeping. I was ROBBED of my security deposit viz a viz a $500   garbage disposal charge which Novo Las Olas can not support - so no paper trail. They pocket it then  make up s charge  which does not exist . I asked for proof of services rendered  from the garbage company and payment $500  for same ! They can not provide as does not exist . Fictitious charges are illegal and constitute financial abuse ! Novo Las Olas has thin walls , no insulation, particle board cabinets that smash into each other , improperly pitched shower stalls that  rust out  underneath drain , bad caulking  , and the water  bill you get  is unrelated to your use  as they do not go by your water meter in your unit . I was charted $750 for one month  and a notice put on my door  pay or get out  in 3  days. This is a corrupt abusive outfit . Stay away!

I recently was able to tour with Tiana LeBlanc as my guide.  I was impressed with the floor plan space and the convenience of an all-exclusive apartment.  Unfortunately, due to the unforeseen circumstances of me having to stay in Louisiana for work, I am unable to move into what I thought was my new home.  The professionalism that the staff and the guide provided was above and beyond. Also, being so far from home I was directed to a convenient taco truck and restaurants nearby. The apartments have a beautiful view of the city and very quiet residents.  I will contact Mrs. LeBlanc to set up my move-in accommodation if the opportunity presents itself to me again.  Thank you, Novo Las Olas.

I’ve lived here for the past three years ...
I’ve lived here for the past three years, and I have to say, “management” is a joke. It’s run by a group of 20-somethings who seem to have no idea how to handle property issues. Theft is rampant because they outsource all package deliveries to a third party, and there’s no resolution for any problem that arises. Think twice before considering this place.
