I signed a lease on March 1st 2024. The unit rent rate is $4k a month. When I toured the unit of interest in February, I brought up concerns about google reviews left from past tenants to be told by management that they were disgruntled tenants that wrote poor reviews out of anger and spite, but not for reason. There was an outdated washer / dryer system from the 90's that I stated was not appropriate for the price or advertisement of a luxury building. Management assured me that brand new washer / dryer units would be installed prior to my walk through to sign my lease. When I signed my lease, there was new systems installed. Only two months into my lease the "brand new" dryer stopped operating properly. Maintenance could not fix the units so management stated they would replace the units. Management had the audacity to replace the units with the original outdated 1990 system that they guaranteed would be updated. THIS IS AN ILLEGAL BAIT AND SWITCH TACTIC. Now, for over 5 months I have been submitting request for resolution which have gone ignored, while I continue to pay this premium rent.
One of my concerns regarding previous reviews were bug infestation with ROACHES. Management assured me they did not have an issue in the building and they supply pest control services built into your payments. What they don't acknowledge is that they in fact are aware there is a pest issue in the building including ROACHES, black ants, centipedes, etc. They also don't inform you that the pest service is not automated but based on request of service. STILL TODAY, 9 months into my lease they have not properly addressed the pest issues in my unit.
My aircon unit has gone down three separate times. Management was advised by maintenance that there was an issue with the operating motherboard. Instead of addressing the known and reported issues, management decides to patch the job improperly. They put a portable aircon unit in my window which was large, intrusive, inefficient for the scale of the apartment, and extremely noisy. DISRUPTIVE. The aircon unit broke three separate times, repeating the above cycle, until I treated legal action and they ordered a new mother board.
Upon signing my lease management never provided me with a FOB to properly gain access to the building. After several submissions and many months later, I finally received a FOB that DID NOT WORK. I am now on my third provided FOB, and all three have been inoperable.
For 9 months now I have been paying a rent premium on time every month, to be consistently ignored by all levels of management: building, regional, corporate. Come to find out they fired the building management. Regional manager, Max Stamos attempted to shift blame on the fired manager; however, I did not allow that, as I informed him the responsibility falls onto the corporation and not the lowest level of management. I scheduled a conference call with the new building manager and regional manger, Max Stamos, to create resolution for the many outstanding issues. The apologies continue to flow in, and the resolutions continues to not surface. I informed Max that if there was not follow up regarding resolution, my legal counsel would be getting involved. NOW, two weeks post conference call have lapsed to receive NO follow up. I sent an email to Max, cc'n my lawyer.
I am a licensed realtor and developer. I own many properties including commercial, multi family and residential. I understand the law, and the landlord/tenant requirements. This corporation, Related Group is in breach of their contractual responsibilities. I am now being told that the Regional Manager is out of the country, and I am only allowed to speak to the VP of Related Group because I sent an email cc'n my lawyer.
Building Management has refused to produce me with proper contact information to the VP.
