Bad management and bad parking.

Located by a sewage plant and it smells disgusting. Beware ESPECIALLY of unit 314. Very greedy and dishonest landlord that will steal your deposit his name is Pavel Izulin. He is a crook

No parking spaces for guests

I entered into contract to purchase a condo in this community in Fall 2020 and had significant reservations concerning the HOA. Attracted by a low purchase price in a good neighborhood, I decided to try my best to work with the Santa Monica Condominium Association in an effort to go through with the deal. That was my mistake and I hope that providing the gentle reader with my honest feedback will help them avoid hundreds of dollars in unrecoverable fees and countless headaches. First, a public search at the Broward Clerk of Courts should reveal to any interested party several facts that were only discovered by myself and my lender after months of delays from the HOA to reveal that this property is being sued in 2020 by at least two of their unit owners for "failing to repair water damage and mold" first reported in 2017. Buyer beware.
Second, the high HOA fees at this property represent high legal fees paid by the HOA. Buyer beware.
Third, the HOA did not respond to several requests for financial disclosures related to how it spends funds. No Balance Sheet, Statement of Cash Flows nor Reserve Study were provided to me as a buyer when requested for the consideration of my transaction. That should have been an early Red Flag. Buyer beware.
The HOA in this case wastes with negligence and incompetence what has the potential to be a very appealing property.
UPDATE: As of 12/3/2020 the two lawsuits mentioned above have been settled out of court.

Buyers be very careful this condominium association is nuts,i had an application for an apartment as a buyer cash deal  they don't only took 145$ for fast response that took for them more than a month to processed but they denied me right after another buyer before me was in the same boat trying to buy the same property,they don't have respect their emails are full of hate and angriness ,they have discrimination problems ,u can see from their behavior ,they played FBI  asking for papers that ever in any condo here in Miami or broward not even the most luxury ones asked ,look their reviews ...i will not give to them even 1 Star ,i feel so lucky i don't have to deal with them what a nightmare they are.
