Sea Haven Condominium

I am currently a Board Member at Sea Haven. The location of this building is amazing. Only a few blocks to the beach and it has a beautiful Marina with Intercoastal and ocean access for boaters.   The building is going through a long overdue renovation and is about a year into construction as a write this.   The renovation is primarily due to the 40 and 50 year certification.   Some of the renovations include new roofs, all new elevators, concrete restoration including new catwalks, Lanai balcony and screens as well as new glass railings. Electrical and fire safety updates are also being upgraded.

A beautiful place to live!

This is a lovely community.  My parents have a condo unit and have been snow birds for years.  The people are extremely friendly and have many activities for owners to attend.  Pool area backs up to causeway where you can get a boat slip. Walk over the bridge to the beautiful shore.  I cannot say enough good things about this place.  So many cherished memories spent here.

Sea Haven could be very nice but it's old and needs updates, there is a 70K+ assessment on its way for 2-3 years of concrete restoration, so don't overpay if you plan on buying!

Well, for me is very tuff believe in quotations for restore buildings, when you look the assessment like that you have to make it self a lot of question, I was living in a building that was renovate, 40 yrs renovation but that administration request quotes for some repairs only but the owners never look the estimates and also never make any bidding package for contractors and they appears with 3 quotes only, for me that was very strange, the best way to do any 40 years renovation is prepared complete bidding package for each area, example, if you need a renovation of concrete and painting the building prepare a package for that, if you need roofing, prepared a package for that too and use the same way for all, what happen when you contract one company for doing everything, this company sub-contract others company and increase all those quotes almost 15% more and your assessment will be high more and more that what happen when you don't quote separated, others things happen, is the change order, please contract a profesional person for prepared documents and do not accept change order during renovation, many times do you contract one company for doing an specific work, but during the process the administration want to renovate or add more areas, if you doing this action do you kill the opportunity to get quotes from different companies and save money, in the majorities of cases the adding job finish in the same hand with a price that you never received quotations for that adding work,  something very important, all bidding offer has to be received an a seal envelope and only opened in front of all resident and read aloud, never permitted that the bidding offer be opened by one or two person in the office, the most honest way is open in front of owners
