I’ve been trying to help a friend find a place and was familiar with Sunrise Harbor but their price gauging and tendency to nickel and dime residents is really a negative. Prices jump by hundreds of dollars in a matter of minutes based on a whim and their belief that more people are looking at that particular time. They REALLY take advantage of people. If more potential residents did their homework and just said “no”, I have no doubt that their prices would go down.
Overall, rents in South Florida have decreased recently. But, if Sunrise Harbor can get away with charging you more, they will. And people, especially those new to the area, will be taken advantage of.
In addition, there is the nearly $200 in “extra” charges now. It used to be just the ridiculous $100 “Valet Fee”, which you have to pay even if you don’t use valet, now, they’ve added more “extra” fees, fees just to receive packages (ludicrous), as well as a new “common area utility fee”, thereby making residents pay for the utilities in the common areas, which should not be the tenant’s responsibility. You’ll get an extra “trash fee” too.
So, whatever the monthly rental rate you’re looking at is, add another nearly $200 per month for all these “extras”, which are mandatory, in addition to your electric and cable, and pet fees.
If they want to retain tenants and have less turnover, they need to stop it with the price gauging and nickel and diming.
Additionally, something else they’ve come up with, now if you’re a new potential resident, you pay extra for every day until you move in. In other words, if you see an apartment listed for $3700, and it’s available August 1st, but you don’t want to move in until August 15th, your rent will be higher for every day between August 1st and 15th. So, that $3700 rental price you saw will be more than $3800, just because you didn’t move in immediately.
Most places don’t do that. They let you set a move in date up to 30 days out and honor the listed price. Sunrise Harbor used to do that too, until the price gauging kicked into high gear.
Like I said, do your research, there are better options with a less money grubbing landlord.
