I am extremely disappointed with the service provided by The Heritage at Boca Raton. While initially, they were very accommodating and helpful during the move-in process, Chris was very nice, the experience quickly soured once we settled into our supposed "new home." First and foremost, we were misled about the apartment we were supposed to receive. Promises were made about certain amenities and features, only for us to discover upon moving in that we were given a different unit altogether. This unit lacked the additional closet space and had a different fridge than what was originally promised. This discrepancy is unacceptable and speaks to a lack of transparency and honesty on the part of the management.
Furthermore, despite acknowledging this inconvenience, the promised $30 discount on the extra parking spot has yet to be applied after three months. It's disheartening to see such a lack of follow-through on their part.
Moreover, the state of the bushes in our patio area was unsightly and promised maintenance or replanting has not been addressed, compromising our privacy and security.
The maintenance issues with both the dryer and washing machine are beyond frustrating. Despite multiple work orders and supposed "repairs," both appliances continue to malfunction. The dryer stops mid-cycle, requiring multiple attempts to dry clothes, and the washing machine not only overflows with water but also leaks and leaves clothes soaking wet. These ongoing problems have inconvenienced us greatly, forcing us to seek alternative solutions such as using external laundry services or relying on family members' assistance.
Perhaps most disappointing of all is the attitude and response from the property manager. Instead of addressing our concerns with empathy and a genuine desire to resolve the issues, they have been dismissive, rude, and arrogant. Their lack of accountability and professionalism is deeply concerning and reflects poorly on the management of this complex.
In conclusion, our experience with The Heritage at Boca Raton has been nothing short of frustrating and disappointing. Despite their initial friendliness and eagerness to secure our tenancy, their failure to deliver on promises and resolve maintenance issues in a timely and effective manner has left us feeling neglected and undervalued as residents. We hope that by sharing our experience, others may be informed and cautious before considering The Heritage at Boca Raton as their future residence.

Terrible experience with this place. Literal holes in the ceiling for months, mold inside the apartment, no responses from management. Additionally they boot my car even though it’s registered. My truck was also broken into twice and stolen once.

Complaint Regarding Unjustified Parking Change and Inappropriate Conduct of the On-Site Manager, Chris Dear [The Heritage at Boca Raton] Management Team,
I hope this message finds you well. I want to express my profound dissatisfaction regarding an incident that recently occurred in the complex, which has negatively impacted my experience as a resident.
On [09/22/2023], I discovered that my assigned parking space had been occupied by another resident without prior notice or communication from the complex management. This unexpected change has caused me a series of inconveniences as I rely on that space to safely and conveniently park my vehicle.
Furthermore, I have attempted to communicate with the on-site manager, Chris, to seek an explanation and a solution to this issue. Regrettably, my experience with Chris has been extremely unpleasant. Instead of offering assistance and a reasonable response, Chris has been unresponsive and has avoided answering my questions in a reasonable manner. Their attitude has been inappropriate and unprofessional, further worsening the situation.
This is not the first time I have witnessed Chris's unprofessional behavior towards other residents. The lack of respect and inability to effectively address residents' concerns is creating an uncomfortable and hostile environment in the complex. This is unacceptable and goes against the quality of life we should expect as residents of [The Heritage at Boca Raton].
I urgently request that the complex management takes the following actions:
Prompt review and resolution of the issue related to parking space allocation, including the reinstatement of my assigned parking space and a review of the allocation process to prevent similar issues in the future.
Addressing Chris's conduct as the on-site manager, including possible customer service training and the imposition of disciplinary measures if necessary.
Improving communication between management and residents to ensure concerns and issues are addressed efficiently and professionally.
I hope this complaint is taken seriously, and the appropriate steps are taken to resolve these issues. As a resident of [The Heritage at Boca Raton], I have the right to live in a peaceful and secure environment, and I trust that the management is committed to providing this.
I look forward to your prompt response and a satisfactory resolution to this matter. Thank you for your attention.

Staff communication is lacking. Fees are ridiculous. If you don’t have 750+ credit score don’t even bother applying because you will be denied, they will not return the application fee or provide any insight as to why you were denied. (You will be told to contact the third party that they use who will then refer you back to the property) The leasing staff is clearly struggling thru the day and don’t have time to assist but if anyone out there sees this: YOU ARE LEGALY OBLIGATED TO PROVIDE A REASON AS TO WHY WE WERE DENIED and telling people that you are not liable because you contract a third party is not a good look.
Property location is great, the only units that were available are outdated circa: 2005 and they apparently don’t clean before showing the units. Overall it seems like a decent, quiet community and I’m sure anyone that is straight, white and has perfect credit will be approved.
