The Landings at Pembroke Lakes Apartments

Absolutely WORSE place I have ever lived in. I would not recommend this place to anyone. I lived here a full year and it was the most stressful experience. I had many issues from a roach infestation coming through the walls. I had photos and videos sent to the office and it took over a week to get someone to treat. I have had my own registered vehicle towed. I had a rental car and informed the office immediately to let them know my rental will be here for a few days via email and received a response that it will be added to the list. Guess what next day it was towed. I had family members vehicles towed that were registered through the system. Once I addressed this to the office with documented PROOF they would only give me a credit on my rent after having multiple $200 tow fees.  They would “pop” into my unit with no 24 prior notice as regulated by the state of Florida.  When I finally moved out I had submitted via email to the whole office and property manager of my 60 day notice and on move out day they tried to say it was not submitted until I showed them the dated email . I paid my rent every month on time which was recorded in the online system when I was moving i need a reference they informed my new landlords that I was late multiple times. I had to print out my PAID rental statements for the whole year and they had to write a rebuttal stating I did pay every month ON TIME. The office also made a mistake and sent a mass email to the WHOLE complex and it had every renters personal email that was sent to the whole community. I also had a pipe leak in my bathroom that flooded my closet. When I called maintance they just told me to stop using that shower that was connected to the same wall. The only good thing about this apartment complex was the valet trash. That is all. I tried to communicate with the office and they just did not care. Save yourself the stress and move somewhere else please. All of the bad reviews are spot on. I would give ZERO stars if I could

We loved it, so much so that we recently moved to this urbanization, not only because of the pool, the gym, being surrounded by nature and how well maintained it is, but mainly because of the careful attention that Elizabeth Morales gave us, her attention was the difference in choosing where to live between several options.

Special 5 start for Elizabeth Morales , she knows well how to treat their customers and explain all possible things related to property and apartment.. she is supportive and helpful with all process.. also strict with documentation and process while moving into your home.. you need all required documents to finalize tour lease.. and that's all over.. she answered all my queries.. Location is nice.. apartment are little old.. but something need to fix? they are helping you for that.. overall experience as of now is good..

Highly recommend living here. Chanel in the leasing office has gone above and beyond to assist us. We moved in this past August and have been very pleased. I cannot speak highly enough of Chanel and the maintenance team. Any concerns we have had were addressed immediately and in an efficient and professional manner. It has definitely made my husband and I feel much more at ease knowing that the leasing office/maintenance team is always there to help even after you have signed your lease.

We lived here for 2 years and moved out today. Just like other places though, the rent went up significantly. We didn’t have a ton of issues, but noise was definitely a problem (walls are PAPER THIN), we made several reports with little to no response. The valet trash came whenever they wanted to, the gym was terrible with old and rusted equipment , the pool was hardly open & the size of the apartment for what we were paying didn’t add up for an almost 35 year old property. The appliances were very old and outdated (minus the microwave/stove) and painted over prior to our move in. The flooring was beyond cheap. Upon packing to move, we noticed the floor had been torn/lifting in areas that furniture was. In one of the areas we hardly ever used which tells how cheap the flooring actually is. I cleaned the apartment upon moving out, patched all holes and received a whopping 1k + bill for floor replacement, in which I don’t think it’s fair because we were never warned how sensitive/cheap it is. It probably won’t be replaced, they’ll probably patch it up and get a new occupant. I even spoke to David and he said most people get hit with a bill due to the flooring when moving out. We now understand why they try to get you with no deposit down because otherwise they’d probably have a hard time filling vacancies. We found a much nicer place in the area that’s gated, almost 400 more sq ft AND just about the same price.

Moving into the landings has been a great experience The staff here were very helpful especially Chanel!
Chanel helped every step of the way from the application to finding the perfect apartment . Moving can be very stress full but Chanel made it the smoothest process ever ! I would definitely recommend moving to the landings at Pembroke Lakes

Apartments are very small. Appliances are outdated. Low ceilings. For the rent they are charging you can find way better. I do not recommend

In the 4 years I lived here they changed leasing office companies maybe 6 times. They just can’t seem to get it right because everyone that works there is a liar they ignore emails and calls, The only time they are attentive is when you are inquiring about signing a lease, please trust me when I say they are only telling you what you want to hear. In my opinion their rent prices  are way overpriced for what you get; old appliances, bad toilets, a trash valet service that the renter pays and only picks up the trash half the time, the pool is closed majority of the time for “repairs and updates”, the list goes on. I went about 8 months with an ancient clothes dryer that took multiple cycles to completely dry clothes until they finally decided to replace it after multiple failed attempts to fix it! However, it’s not all negative. The only good thing about this community is the beautiful lake honestly it’s the only reason I lived there for 4 years, and because rent WAS reasonable. Before ending my lease they wanted to raise my rent an additional $440 on top of raising it 12 months prior another $300. If they would’ve updated the appliances, added a fresh coat of paint to the walls, replaced the carpet then maybe I can see the price increase. I think if you are willing to pay their rent prices you can find a newer community with amenities you can use and hopefully a decent leasing office. I would avoid signing a lease with these sketchy people and stay clear of the landings in Pembroke lakes.

I have lived here 5 years and you have made me feel like my needs in our living environments were your priority. Thank you for all that you do!!!
