The Laurels at Margate

Came here because I was looking to buy but received so much negative feedback. Why aren't the owners coming together to sue the HOA?

Owners need to join together to deal with this unscrupulous Board of Directors and management company, Property Keepers. When these huge assessments come to deal with the violation fees from the city and lawsuits, we should vote to REFUSE to pay them.  Let the state take over the property.  Turn it over to a conservatorship. Get rid of the problem and start from scratch. I would LOVE to know who sent the letter to all the owners about what's going on at the property with the Board and Property Keepers.  You see my name listed here--you clearly have my address (since you sent me a letter).  PLEASE reach out to me--we need to end this NOW!!!!!

A nightmare to try to buy here.  Unreasonable HOA package that has not been revised for at least a decade, big assessments coming that they don’t disclose, unresponsive HOA.18 months of monthly fee necessary that they keep—with no interest—until you sell.  Could be lovely, grounds are nice, they’re fixing up the cracks and painting the buildings, we really wanted to buy here but withdrew.

This place needs is the worse place I have ever lived in I  haven’t lived here in over 4 years and it’s the best decision I could have made luckily I was able to sell after the association turning down most of the offers but someone definitely needs to look into what’s going on with the association

Just an FYI for everyone leaving reviews about the terrible companies that do work in/for the community, don't forget to leave those companies a review as well.  Of course, the Board at the Laurels is responsible for picking them, but they should bear the  responsibility of the quality of their work. BLKWD Construction - The contractor making a mess of the structural, stuccoing, and painting.
Property Keepers Management, LLC - responsible for the costly string of poor office managers and property maintenance workers
Sharma & Associates - The poor accounting company that messed up a lot of accounts
Recon Parking Management - The company we pay to monitor the parking lot, but somehow people that don't live here still park here.  In some cases for the last year or two.
EDIT: Juda, Eskew & Associates, P.A. the newest nightmare failure of a company picked by the Board.  What is the logic of picking a company that I can't find one nice thing about online, almost all nightmare reviews.
The Laurels "Board"  seems to consist of one person making all the decisions and six other members who never have a clue what is going on when you ask them.  The place has always been on a slippery slope but now it's over the edge and falling fast.
-Very poor decision making from the Board, putting off vital repairs (like roofs) that should have been done years ago but will now cost much more due to inflation.
-Deciding to spend money on projects that aren't necessary while still putting off those roofs which is why insurance jacked the monthly HOA dues almost 50%
-Very little transparency with residents as to the state of the community
-Selective enforcement on violations
-Lawsuits against the community for denying applications in violation of the law
-Over paying for contracts on companies that don't perform.
-Not vetting contractors for prior experience.
-Few meetings, and when they are held the office puts out one notice where no one will see it, and usually only gives 48 hours notice instead of the standard 14 days because the don't want people showing up.
-Endless talk about things that need done. They have "talked" about replacing the parking enforcement company for almost two years. It's the same story on many other issues as well.
I'd say the whole Board should be recalled and the management company terminated

I'm a new resident here AND let me tell you......BIGGEST MISTAKE. Place itself is nice, quiet with lovely neighbors HOWEVER The association under the ruling of the President and the gentlemen that works in office are a nightmare. This place is impossible to live in. If you have a problem, do not even bother to go and ask them for help because you will never get it. The ignore emails and when you try to speak with them in person you're being humiliated and offended. BIAS ! BIAS!  The association is making EVERYTHING impossible. The applications are very complicated and not adequate to the request. After submitted the documents they come up with some extras that were never included. Nothing is being explained until you hit the wall and they feel power over you. The requirement of birth certificate is a definite violation as is constant harassment (looking at windows and picking on cars to tow them at night). Somone needs to come here and look into the book and check where all the money goes to. Nothing seems to be repaired or taken care of besides the monthly landscape services. The office and lobby is very dated and scary. The gym ...not even safe. When it comes to the pool...clean but you have the feeling they're watching you from the office. in few words....HARRASMENT,DISRESPECT, BIAS, UNPROFESSIONAL, SCAM. This place needs HELP from OUTSIDE and all residents- OWNERS need to stand together and once for all change the Board.

I am an owner of a condo here! Biggest mistake of my life! In my opinion if I can give this place a minus zero I would. Heart breaking how they spend your reserves. You have to put a year and a half of HOA in escrow which you never in your life get back unless you sell , but what’s funny is they have no money ever for repairs or anything. I think they hire friends and family and pocket the money. I don’t know why all of us don’t get together and get our own Managment !!!!! My child can run this place better than this. I would rather live in a trash box than at The Laurels… therefore staying somewhere else. They make it near impossible to sell by denying your potential buyer! Hate it hate it hate it! RUN WHILE YOU CAN!!!!!!!

Not easy place to get in but when you inn is the best place to be. very clean and beautiful landscaping. but if it was easy to get in, we will have bad environment. keep up the great job.
