We have been residents of the Reserve at the Plaza for one year. The pros:
- Good location near downtown Coral Gables shops and parks
- Nice finishes in the apartment overall
- The amenity area is nice and well maintained when everything is working
- The building service team is responsive when there are issues with the apartment appliances, plumbing, etc
- The building office team is courteous and responsive
The cons:
- There is a systemic problem with the fire alarm system. This is particularly bad for the 9th floor pool level residents as the alarm on this floor goes off daily and at all hours. The building has been trying to fix it for a year with seemingly not progress. Also, every time the alarm goes off, the grills shut down and the heater to the pool. On two occasions, it's gone off in the middle of grilling food and has not been turned back on for hours or days with no apology made from the building. They position the amenities as perks whereas I would say they are part of why you pay for these types of buildings.
- At the end of our first year of residency, Greystar offered an 11 month lease and increased the monthly rent over $1,370, representing over 30% increase which is among the most abusive increases I've heard of, even for Florida - I can't imagine what the next rent increase will be
- The pool was broken for over three months without any meaningful apology or make good from management, hopefully it doesn't happen again but it wouldn't surprise me if it does
- The gym is incredibly small. It can fit a few people comfortably at a time, it's essentially just there for the building brochure.
- Garbage disposal is convenient on each floor, but if you get boxes which is often, you need to head to a designated box drop off spot deep in the parking garage to flatten and leave them. This seems minor, but is very inconvenient when you get a lot of packages.
- The parking garage entrance gate works intermittently, I'm concerned about the parking situation once the commercial/retail section of the property opens up in a few months
- The package situation is a mess, packages are piled in the mailroom on top of the trash receptacle - with a building this premium priced, they should hold packages and have a better system for notifying tenants when packages arrive
Overall, after a year of living here, our biggest issue is the rent renewal increase that Greystar put forth is not in line with the level of service provided. It's clear they are focused on maximizing short term profit versus creating a good, long term experience for residents. We renewed another year as we don't want to go through moving again, but the short-sightedness of Greystar's practices and rent increases is a caution to never work with this organization again for us.
