The presence of wildlife and trees is the reason why I give this place two stars instead of the one it really deserves. Location- very close to I95. About 2.5 miles from the beach.
Buildings- are old and don’t ever get proper repairs. Leaks don’t get professionally addressed and become permanent.
Interiors- most apartments are outdated and dismal. Very old appliances.
Gym (not included in rent) and pool- are in constant state of disrepair. The pool has no facilities.
Maintenance- if you want anything done you will have to show up at the office as work orders are regularly ignored.
Parking- difficult to say the least.
Rent- expect a conspicuous raise every year. At my first renewal they raised my rent 25%.
Dogs are welcome and numerous in this community, and I wish their owners picked up after them. Don’t walk on the grass.
There is also a very big issue with ducks and their droppings. Management doesn’t consider that as one of their responsibilities, so you’ll have to do your own cleaning.

As far as the price range for the property goes or you getting exactly what you’re paying for or maybe even less is one thing. But having to pay an arm or a leg to permanently register your vehicle or a vehicle you own after you’re moving date or the day you sign your lease it’s unacceptable!!! If you have company staying over, you’re able to register their car only for a certain period of time. A few days, a week and up to 2 weeks. No more than that! If the vehicle passes those 2 weeks it can initially get booted by a tow company or get towed if it’s still there. Even then I understand up to a certain point because it’s policy, it’s security and it’s for the convenience of the residents. But now you’ve just sent a memo saying that cars parking outside of the community must register!!!!! When it has nothing to do with your property! And how much is it to register and get the sticker! NOOOO!!!! This is so unnecessary and so unacceptable! Because now it looks like you’re just after the money! This has nothing to do with your property or your tenants! Cars get booted and towed no matter what the reason may be and we have to pay out of pocket! Now they park outside of the property and you have a problem with that as well trying to obligate them to pay and register! Your ambition to get more money from your tenants and residents blows my mind! Start fixing the problems and issues in your properties and communities that have been there for a long time now without them being taken care of before you try to come for something that has nothing to do with y’all! Unbelievable!!!!

We sincerely regret any inconvenience this has caused you. Please understand that we are trying to retain the promised parking for our residents first, and their guests second. We do actually own the property inside and outside our gates as well as the property BrandsMart is on.  For the security and safety of our residents and community, all residents must register their vehicles - this service is free both for the registered residents and their guests, however, it's grown to a situation where 30+ cars are parking on private property nightly which is an insurance and security issue. Signs are prominently posted everywhere advising on the policy.  If you are a registered resident, please visit our office to register your car at no cost. If you are not a registered resident, please come in and fill out your application so you can park like all residents - free.  Parking tickets, booting and towing are provided by third-party companies, we do not receive any revenue from their actions nor do we wish to.  We hope you'll stop in so we can help you avoid such issues. Thank you.

Being a new resident means learning how  ...
Being a new resident means learning how to navigate the community.  Everyday we learn a little more. Dawn and her staff helped us through a parking situation that could have been simply avoided if we fully understood how to navigate the parking rules. Thankfully Dawn was able to help us and truly cared that we understood how to move forward.  A child’s first apartment is a learning experience for all and I am thankful the staff at Tivoli is helpful.  Let’s leave the boots for country western bars…your car or moped will not be booted if you simply register your vehicle and follow the rules of the community.  If you get a new tag it is a simple process to update the records.  Being proactive is always better than being reactive.  Take the time to understand the rules and then follow them, you will be happier in the long run.  Thank you for taking care of our daughter and teaching her to be the best tennant she can be. As I said we learn something everyday…today we learned a moped can be parked in front of a parking spot rather than taking a spot away from a vehicle. It is a win win for all parties. The moped will be safe and the car can be closer to the residence. I even learned that a moped doesn’t need to be registered if it isn’t occupying a space.  If you are a resident and have a vehicle or have guests with vehicles…register the cars as residents and guests to avoid getting booted and losing your hard earned $$$

Ridiculous!! Immobilization Company came ...
Ridiculous!! Immobilization Company came and immobilized ALL the scooters last night and now the leasing office won’t answer the phone. Immobilization Company stated that the scooter wasn’t registered as a “guest” but before the scooter was purchased the office stated that the scooter would not have to be registered. We already have to deal with termites and now this issue. It’s very sad how the tenants are treated.

Being a resident since 2016 I’ve seen many things during these years: Maintenance: I don’t know why some people call them lazy, I never ever had any problems related to maintenance, every single thing I asked was provided to me: grinder, washer and dryer, stove, refrigerator, cabinets all worn out at some point and have been replaced
Security: yes they advertise as luxury when it’s actually a mid class place, they have a security guard driving around overnight but in my opinion a secondary could keep the place safer
Parking: I have come home countless times to encounter ZERO parking spots being a single vehicle owner in a 2/2 apartment, with many cars parked at curves, corners and even on top of tree beds, this new booting system is indeed a pain to pay, but registering your car and only having listed people in your lease having their car registered definitely helped. So many cars that used to simply be dumped here for ages are now gone
Pools: better kept ones are definitely the ones at siesta key, but the fact that so many people that lives in the area knows they can simply come and use is aggravating. I have seen people that stay at the hotels nearby walking out of the complex towards the hotel with their white towels, kids after school coming for a swim then heading towards their neighborhood across 10th st, and even people coming in their cars that definitely weren’t residents. EDIT: They have now fixed the pool issue by allowing entering with your fob only which was a great move by them.
Overall: it is a good community to live, and I’ve been a happy resident since 2016

I lived here for a year with my spouse and I honestly loved it! I was happy to call it home. The best part was the property manager Dawn. She worked with us by helping get important repairs get done and she also worked with us when it came to financial difficulties during tough times. I couldn't have asked for a better management team. The maintenance guys were good people too. The neighbors were diverse. And the location was perfect. We loved our patio and the view of the lake. The only issue was that it can easily get moldy, but I think that's a problem in most of florida. The building is a bit on the older side but for the price you can't beat it! Thank you for having us Tivoli Park & Investments Limited! And most importantly, THANK YOU MISS DAWN!!!
