The property has been under two maybe three different owners, and at least three different management companies since I’ve experienced my dwelling here. I believe one a major problems that exist is the fudging of qualifying tenants to live in a place they cannot afford. When I first moved here. I believe they would falsify tax records and income just to get the numbers up to rent the units. When you do this, you really have a poor un - qualified income person that will show his or her wares eventually. The gate was never fixed for at least three years, the amenities are not allowed to be on any consistent basis yet they still charge you full rent .There is never any consequences for violations of parking rules, trash, disposal, rules, and illicit activities that go on on the property. Lauderdale Lakes is the city that this property reside in and they’re very laxed and financially challenged as a city to enforce companies or properties to come into compliance Rodent and roach problem.. if not, treat it, the raccoons will take over the plenty of trash thats left out on the property. I believe there is a hash posh of people living there. Some can afford to live there by their income and some are there because the numbers were fudged to get people in there that really cannot afford to stay there and they bring a element of filth grime and crime. The average household income, in that area is relatively low. However, the property looks very nice and it’s very deceiving.. I believe it can be turned around however, the quality of tenants is always going to be an issue because they always have to fill the units. That Lauderdale Lakes area is a poor area and it’s going to be hard to get some of your tops tier tenants to stay there when they see all these other problems. Poor people tend to be more tolerable toward wrongdoing by property management, because they have no other recourse. that’s why the fence is not working. Trash issues are never settled amenities to use. The property have never been consistent yet. Once again, they want their full rent every month. .
