Don't waste your time renting here.. Thus community has gone from bad to the worst. Unfortunately a young man was shot and killed here this week. It's supposed to be a gated community and the gate hasn't worked for years. Trash is constantly left in front of the buildings. Nothing Luxury about it. Rent is to high to be living in the hood. 👎🏾

All my life living down south Florida I never had such bad experiences living. My car got stolen the first week, the pool always dirty, their gym made me actually get a membership at crunch because it’s so terrible 😭. Also, they need better security and servicemen, put up some cameras or something. I can’t forget to mention the first day I slept here I shared my bed with a roach, the thing ran across my face man, and I ain’t never had insect/roach problems. Everyday I deal with killing at least 5-10 of them lil things.  If you don’t like police I suggest you stay from around here too because there’s something happening here every second, whether it’s domestic violence, someone getting shot/killed, vandalism, robbery the list can go on!

Once again these people are still being  ...
Once again these people are still being extremely NASTY and The DISCRIMINATION is getting even worse....So after my tour I was told That I was going to receive the exact same unit that she showed me I verbally asked was I going to have these floors in my unit she said yes!!! On top of me asking can I record The unit before I make my decision she had no problem, sad part about the tour was she stood at the front door the entire time and just basically made me walk around the unit on my own.She was only focused on telling me about the rent & water.In the process of moving in on top of the fact I asked for a business card because she's supposed to be a leasing manager because she took Christine F.  job ,She verbally said she doesn't have any So once again the little island chick in the front office, That doesn't do her hair she's on a rampage now because I have filed well over 9 COMPLAINTS with the STATE the CITY THE COUNTY THE COMMISSIONERS OFFICE...The list goes on and on including HELP ME HOWARD and CHANNEL 7. My case is really strong and since I started my process.They've been BULLYING me on top of charging me of $400 LATE FEE because their system was down at 11:30 PM. So I will show you the  unit that they use as FALSE ADVERTISING just to pull people into this complex. And from the neighbors that I've met & only been here for 5 months. Every last person is telling me their unit has BLACK MOLD.But I'm the only unfortunate one because I'm on the FIRST floor. After numerous work orders submitted 2 the property.One maintenance man decided to come in my unit and before he could put 2 feet inside of my door he verbally said" WOW I can smell the MOLD &MILDEW,in it hit me right in my face"!!!
I' verbally told him, I said that's crazy because I've ingested this black MOLD for 2 months now so my body is breaking down, my health Is the declining,on top of the fact I can't even smell the mold ? I THROW UP EVERY MORNING AND at night I toss n turn because I cannot sleep!!! The smell is consuming my health.And it's really sad when it's a maintenance man
Tells me it shouldn't have gotten this far! All they had to do was put you in a new unit. Because being that you live on the first floor and the outside of the construction of my apartment.Has a huge hole in it so when it rains and pores and floods, all that water comes inside of my carpet it apartment...Back to the FALSE ADVERTISING I was supposed to have WOODEN (fake) floors.From the pictures you will see that they have literally Patched up both of the corners that the water seeps into my apartment.Which basically means all they do is replace the carpet when the tenant moves out n they DoThe most nasty sloppiest patchwork. So being that I paid for my RENTER'S INSURANCE and Im literally everyday finding more of  my items covered in black mold, it's stressing me out to the point My anxiety is through the roof.I cannot breath in this apartment sadly I do not have any other place to go. I would sleep in my car but I have to RENT that out cause apparently in order for you to live on the property You HAVE to drive your car everyday, not giving one care about me being disabled, So I've been bullied and I've been bamboozled since the 1st DAY I moved in. And from the BLACK MOLD experts they basically told me.That the mode is going to continue to GROW because the moisture from my apartment getting FLOODED every time it rains is going to keep growing the BLACK MOLD. So now they're HARASSING me telling me I have Under 5 days to pack up my entire apartment. And if I'm not ready by 1030 In the morning they Are going 2 CHARGE ME a $500 fee.That is HARASSMENT,DISCRIMINATION, and BULLYING at its FINEST...You're MAD because I'm following the LAW and the LEASE? It's very sad when they have these type of people that work for them. And they don't even know the law all their concerns about is getting their tiny baby paycheck.They're very unprofessional and now they're saying for the residents to come and pick up our new Valley trash cans. My whole thing is if you (part 2 coming) 😘

Stay away. They will enter the apartment without notice and steal your belongings. I notified BSO and not even an arrest has been made. The officer truly didn't care to take action either. Broward is no longer a good county to live in anymore. In response to the VIVA (OWNER) that replies to everyone on here. YOU DO NOT CARE SO STOP PRETENDING TO! YOU'RE HIRED MAINTENANCE CREW DIDN'T CARE TO STEAL MY BELONGINGS AND CASH. STOP LYING AND PRETENDING THAT YOUR COMPANY CARES FOR THE COMMUNITY!!!

Ain Been Here for 4 months yet. And tbh ion even know where to start...well 1st off EVERYONE WHO LIVES IN THE COMPLEX IS MISSERIABLE all because WE WERE BAMBOOZLED into false advertising of the actual unit we were expecting. The Black Island chick that never does her hair in the front office has the worst attitude in America... she can care less if your house is on fire as long as she get her tiny paycheck every I don't know week, 2 weeks she's right there front and center every time you walk in the last time I went in there it almost went left and an altercation almost popped off because she thought she was talking to someone with any without knowledge about renting and leasing when I've been leasing Apartments since I was a teenager something I gave up years ago because I'm a grown woman with my own business!!!
Now my apartment EVERYDAY is growing black mold and white mold to the point I'm living out of hotels spending money to stay alive and survive on top of the fact the leasing agent could care less that I am disabled I have been bullied since I first moved in here oh yeah and the woman Christine who quit after she verbally told me while giving me a tour of the false advertisement apartment which I thought was very unprofessional but I didn't say nothing at that moment.
2 weeks later I go up there to get a mailbox key and speaking of that the previous tenants broke the mailbox broke into my mailbox 3 weeks after I moved in they switched the keys and I just checked my mailbox last night they're still breaking into the mailbox.
I have so much more to say but I don't even feel like wasting much more of my time or yours with reading this review when the facts speak for themselves especially when you look this complex up and it only has 2.3 stars(FOR A LUXURY COMPLEX) that should show everyone that anyone who lives here and they're making positive happy sweet remarks about this complex they are lying we have well over 10 amenities that we have to pay for outside of our basic rent amount that we aren't even allowed to touch the only thing the tenants can do out of all these amenities that we have to pay for outside of our base rent is used pool, hot tub,and the gym who sometimes all of their equipment has a letter on it saying "out of order" all I'm just trying to figure out when did rent started to fluctuate as if it was an FPL bill outside of my base rent I pay almost $400 in fees from this complex for things that I don't even know, haven't used or even heard about, so while this black mold is continuing to grow inside of my unit on top of my health already being compromised and me being disabled and they can care less I will have to start my legal process because they don't pick up the phone they don't return your phone calls they ignore you all my work orders and before I die I would rather do what I have to do legally because this place needs to be condemned and shut down because  all the statements that I heard from The Neighbors... PS 2 months of me living here BSO raded my neighbor's house for CHILD PRONOGRAPHY and KITTY P*** and 2 weeks later moved the guy in that same unit and I found him and I told him what happened because my cameras caught the whole raid and he verbally told me "is that why the paint smell is so strong in this apartment"... I said yes because someone just got raided in the apartment complex didn't even know until they put his eviction notice on his door so that shows you how proactive they are with their residents they can care less about what's going on in your unit all they want is their money which is something they're not going to get next month if this issue isn't addressed because I'm tired of being bullied and I'm tired of wasting my money at a place I can't even enjoy so yes I already started my legal process hopefully this review will catch their attention and they would do something about it... let me just show you guys a prime example of how my life and my property and my sanity is being damaged buy an unhealthy place to live in by LAW!!!

The property has been under two maybe three different owners, and at least three different management companies since I’ve experienced my dwelling here. I believe one a major problems that exist is the fudging of qualifying tenants to live in a place they cannot afford. When I first moved  here. I believe they would falsify tax records  and income just to get the numbers up to rent the units. When you do this, you really have a poor un - qualified income person that will show his or her wares eventually. The gate was never fixed for at least three years, the amenities are not allowed to be on any consistent basis yet they still charge you full rent .There is never any consequences for violations of parking rules, trash, disposal, rules, and illicit activities that go on on the property. Lauderdale Lakes is the city that this property reside in and they’re very laxed and financially challenged as a city to enforce companies or properties to come into compliance Rodent and roach problem.. if not, treat it, the raccoons will take over the plenty of trash thats left out on the property. I believe there is a hash posh of people living there. Some can afford to live there by their income and some are there because the numbers were fudged to get people in there that  really cannot afford to stay there and they bring a element of filth grime and crime. The average household income, in  that area is relatively low. However, the property looks very nice and it’s very deceiving.. I believe it can be turned around however, the quality of tenants is always going to be an issue because they always have to fill the units. That Lauderdale Lakes area is a poor area and it’s going to be hard to get some of your tops tier tenants to stay there when they see all these other problems. Poor people tend to be more tolerable toward  wrongdoing by property management, because they have no other recourse. that’s why the fence is not working. Trash issues are never settled amenities to use. The property have never been consistent yet. Once again, they want their full rent every month. .

the new management team have made great  ...
the new management team have made great changes. I really appreciate assistant manager jose, helped me out alot with some questions and concerns. The manager cat is amazing as well. Both leasing agents in the hemi and debra are amazing with their customer service. I'm very happy with the new valley company properties looking a lot better already.
