I’ve been living at Wynwood 25 for a few months now. Before submitting this review, I shared it with the management, who confirmed its accuracy. I moved in right after the old management team left, which many residents said were terrible. The new team, including Amber, Brandon and Diana, have been kind, attentive, and helpful to my concerns, which makes living here more pleasant.
Pros:• Prime location in the heart of Wynwood, walkable to everything.
• Affordable similar buildings like Artem and Dorsey.
• Good amenities: a nice gym, rooftop pool, and great views.
Cons:
• Noise: Street-facing units hear bar noise basically every night. While the courtyard-facing units have historically been quieter, the recent opening of the rooftop restaurant La Ferneteria has introduced loud music from Thursday to Sunday
• Pets: Residents in courtyard-facing units frequently deal with barking dogs, and the dog park often has uncollected pet waste left by negligent owners. Additionally, dog waste is frequently found in elevators and hallways. Dog barking can also be heard in the hallways and from neighboring units.
• Package theft: A recurring issue.
• Maintenance/ Building Repair delays: Repairs, like broken elevators, grills, or rooftop TVs, take a long time to resolve due to approval from the owners/other logistics, which can be frustrating.
Recap:
While Wynwood 25 offers a solid value in a great location, bar noise, pet issues, repair delays, and inconsiderate tenants makes me less inclined to renew my lease.
*Before signing a lease I would suggest speaking to some residence in the building as you're touring*
