10X Las Olas Walk

DO NOT MOVE HERE Management has no control over their fire alarm system, and they refuse to offer any reasonable solutions or remedies.  Alarms went off in the building periodically for a week in January and again randomly at 4 AM one night (management has the nerve to tell me they weren’t in the office so they didn’t hear it, so how would they know).  How about taking some accountability for your building that you are tasked to manage?
Another day I was locked out of my apartment late at night because my key fob stopped working.  I was told after the fact that they go out at the end of your lease even though I was 6 months into my second twelve month term.  So I waited and hour for the poor maintenance guy to get out of bed and drive to the property to issue me a new one…
Just got another notice that alarms will be going off randomly from 9-5 PM during the work week.  Since, I work from home, of course this doesn’t work for me, and they don’t care.  They will gaslight everyone that raises an issue as if none of us have ever lived in an apartment building that conducted annual fire inspections.
Spoiler alert: that’s not all.  Turns out when you have poor management, everything else falls apart like the elevators, which are never properly functioning.
The list goes on and on.  Don’t get sucked in by the pool and don’t overpay for an apartment that happens to be in a good location proximate to Las Olas, which happens to be one of the few without downtown “high rise views” or even a properly functioning building.
None of this was a problem when I moved in and then 10X bought the property.  Coincidence?  Not likely.

The amenities of this place are awesome and the neighbors are quiet. Las Olas Walk is within walking distance to many great places in Downtown Fort Lauderdale. The negatives are the cleanliness of the pet owners which a few don’t pick up after their pets. The bicycle storage is arguably a scam too. Bike “thieves” clear out the bike room multiple times and the staff does not allow you to view the 2 security cameras they have in the storage and instead forward you to the police which don’t do anything for these cases. Excluding that, a great experience!

I greatly hesitated to write this review but after moving out September 25th, I still have not received my deposit back. By FL law, former residents are to receive a letter within one month of deposit deductions. November 15th, I  received a letter saying I did not patch, when in fact I had my apartment professionally patched and clean and have the pictures to prove it. I sent a certified letter with this information and also went to the office twice to see what is going on and have yet to receive ANY response. Now I am forced to take this to small claims court, which completely sucks. This a an important review because I  want to warn any potential residents of this happening to them and also notify current residents of Las Olas Walk’s lack of ethics. So be warned, Las Olas Walk will steal your deposit and avoid all contact made to rectify and you will be forced to take them to court.

This building is fantastic, by far the best in Fort Lauderdale. The GM has assembled a very helpful and friendly staff - Veronica, Nieysha, Victoria and Rene (the GM) are all super accommodating. Just ask and they will get you what you need. The building itself is beautiful with timeless finishes, excellent layouts and great landscaping. Location is perfect. Yes, the mailroom can be frustrating but they've done what they can to make things better. I wouldn't live anywhere else in FTL. 5 stars all the way!

If you are moving to South Florida and relocating--please please please be mindful of how things work down here.  The staff were extremely responsive and helpful up until I signed my lease.  After signing, there has been zero support for any of my requests.    The tenants don't put trash down the trash chutes.  Instead, you walk into a room with everyone's trash (dirty diapers and feminine products will greet you.) The elevators barely work. Two of the elevators have been down for several weeks now.  I had over $800 worth of merchandise stolen from their "secure" mailroom.  When I reported it (phone calls and several emails and even went to the desk in person), they apologized and didn't put up signage as I requested to warn other tenants that the room is not secure.  I tried to add someone to my lease and they wouldn't take my paperwork-they said I had to upload it into the system.  Said system is so slow--I still can't upload it.  I have tried to call several times now for a few days.  I work and cannot always be there during business hours.  I still have not had a call back.  I would never ever live in any of these vile buildings in Los Olas.  Save your money and your time and move somewhere not there.

I can say enough, I love everything about this place. Starting from the front desk service and management, they are amazing, always attentive to any questions we may have. I enjoy the gym very much. In general a great environment, beautiful place to live. Great job guys!
