1640 Victoria Park

I have no idea why there are so many positive reviews when there’s even a WhatsApp group with 140 people constantly complaining about living in this building. I want to share my own experience at 1640 Victoria Park and warn you: do not move here! At first, you may think the price is better compared to other buildings, but you’ll quickly realize there are hidden fees, and your water bill will be around $180 every month.
Security is a major issue. Homeless people frequently enter the property, lounge by the pool, and even knock on tenants’ doors, yet management does nothing to address this. Package theft is rampant, with thieves regularly stealing from the package room.
Hygiene and maintenance are also terrible. The hallways constantly smell like trash, and apartments have mold-covered walls. On top of that, the fire alarms are faulty, going off at 3 AM every few months, disrupting everyone’s sleep.
The only two people in management who actually care and try to help are Eloy (maintenance) and Cavin (leasing office). The rest? They will not lift a finger to assist you.
Save yourself the headache and find a better place to live!

I just recently moved here and everyone’s been really nice and helpful. Cavin has helped since Day 1 assisting and answering all the questions I had, and after moving in and getting settled I submitted a maintenance request and Armando came by quickly to help fix and repair anything that wasn’t working properly and told me to notify them whenever we needed help again. Thank you!

Update from 2/24/2025. Whoever watches reviews sent a maintenance crew to my place the very next morning. They’ve attempted to repair, but when I needed to use the stove, I noticed no difference at all. I’ve reached out the repair guy and notified him about it. He said not to worry, the management will replace the stove. It’s been a month and the stove hasn’t been replaced. I didn’t want to go through the aggravation of dealing with the management again, and I left it as is, it was still working, though it wasn’t working as it supposed to. Today I tried to make myself a breakfast and it stopped working completely. Video update is attached.
NOTE TO THE MANAGEMENT - do not send anybody to my apartment unless I put in a ticket myself.

No way this 4.3 star is an honest rating. I would not give more than 2.5 stars.
Can’t wait to get out of here. Appliances are trash. Waited for 4 months for washer and dryer and dish washer to be replaced. Now my stove is acting up and I already have anxiety due to prior experience of getting something fixed here. The entire apartment looks like they’ve used the cheapest laborers. Nothing, absolutely nothing is level here. The building is about 10 yrs old, but my apartment feels like it has good 20 yrs on it.  A few months after I’ve moved here my water bill skyrocketed to almost $300/m (more than triple my average) and it took several months to get resolution. But apparently I wasn’t the only one, there’s another 50+ apartments that has the same issue. Shady “securuty” company for the parking lot. Never saw an actual security that would monitor the premises. Packages stolen from the mailroom, yet the management can’t fix the problem and I’m pretty sure cameras are just dummies. Elevator breaks on a regular basis. People living in apartments facing the Sunrise Blvd have to breathe polluted air which sips through closed windows. Balconies facing sunrise Blvd are pretty much useless (at least up to the 3rd floor) because your stuff outside will get covered in break if you decide to enjoy some of that exhaust smoke. Quite a few times homeless people entered the building. People reported homeless folks at the parking garage…
The only people that care are the maintenance team. People at the office are helpless and they’ll gaslight you like everything is great here. Regional takes time to act, and you have to go to them directly if you want anything to be done. I do not recommend this place. Though some of the neighbors said they never had any issues, I feel like that’s more of an exception here.
Good thing - mostly good neighbors, which are very friendly and cooperative.

I can't express enough how impressed I am with this community. From the moment we started our move-in process, the entire staff, including the Property Manager, has been nothing short of amazing. Their customer service is truly outstanding.
What really sealed the deal for us were the well-maintained amenities and the controlled parking system. After having bad experiences elsewhere with damaged gym equipment, unusable pool tables and chaotic parking, it's refreshing to see a place that takes these issues seriously.
We've only been here a short while, but the difference is like night and day compared to our previous living situations. The staff has gone above and beyond to make us feel at home.
If you're looking for a place where you'll be treated with respect and enjoy top-notch facilities, look no further. This community has exceeded all our expectations. A big thank you to the entire team for creating such a welcoming environment, and for always wearing a sincere smile!
