DO NOT MOVE HERE. Within 30 days, my roommate's car was stolen—completely gone. Thieves came into the neighborhood and took it in the middle of the night. Less than 30 days later, my work briefcase was stolen out of my car. Paying $3,000 a month for zero peace and security should be a crime. They hire some so-called "security" to drive around at night, but nothing changes. Thieves know they can come into ATWATER, steal things, and face zero consequences. It's truly SAD. The front office couldn't care less because it hasn't happened to them.

We ended up pretty disappointed. My husband and I both lost our jobs two weeks after renewing our lease, and even though we explained our situation, they refused to waive the early lease termination fee, which was in the thousands. We were only able to pay some of it with our deposit which was around 2K because we didn’t have proof of a prior apartment lease so they charged a higher deposit, of course because we can’t afford the rest, even with a payment plan, it has been sent to collections. They could’ve kept our deposit and made an exception for the rest. It made things even harder for us financially and hurt our credit, which felt unfair since we’d been good tenants for a year. The neighborhood is beautiful, but there were some issues:
•There was a car break-in involving multiple people, and only then did they double down on security.
•Maintenance took over a week to fix our kitchen light.
•The gates were often broken and left open during the day, though they did close them at night when working.
•The dog park was nice, but poop bags were frequently empty, even after several requests. Plus, a lot of people walked their dogs off-leash in common areas and didn’t clean up after them.
On the bright side, they hosted some fun events and occasionally gave out coffee at the gate, which was a nice touch. The apartment itself was spacious with plenty of storage, and the amenities were great.
In the end, while there were some positives, we felt let down and unsupported. Hopefully, anyone else facing tough times gets more understanding and flexibility than we did.

Missy is by far the best property asset at zayeater! She answers the phone with a smile on (hard to teach that one) and clearly wants to help her residents in any way possible. When I was the accountant and property manager at Duddlesten Management Group I would have given my eye teeth for her to be my assistant, that girl is going places. Of course, I also enjoy the immaculate grounds and amenities, and hats off to Danny in maintenance who is also very pleasant and service oriented. You are so lucky to have them, and they are the main reason I renewed for the 3rd time. I checked out other properties north, and found out they are truly gems in Lyons tiara. You go guys, and raises are in order if you want to keep them. From maintenence, housekeeping, grounds keeping and on up you are the best!🌴💞🌴

Overall a good place to live. The service guys Danny and Derron are very professional and friendly. They do their jobs with dedication and with courtesy. Any time we had repairs they were very efficient.

I have been living in this place for a year. I came here with my 2-month-old baby because I wanted a quiet, welcoming place with a lake to walk around with my daughter—a family-friendly place. I truly found that here. We just renewed our lease for another year, and all the minor adjustments we needed in the property were promptly taken care of. The service at the office is always very kind; they are concerned with making everything right so that we can live well. I truly love this place; it is peaceful, relaxing, and welcoming.

My wife and I have lived here for 5 years, the first two years were fantastic but when they changed to a new administration everything changed, the maintenance, the response times to the requests are delayed more, they do not respond to the emails sent, unfortunately it is like that, thank you
