Management needs to do better

Don’t ever move here, my landlord was amazing she’s a very sweet and understanding lady, but the property manager is disturbing he’s racist, and he has no respect he’s very disrespectful and talk to you as if you’re a child all he does he ride around on a gulf cart and find somebody to fuss with, then calling your landlord to fuss about absolutely nothing my kids couldn’t play outside freely my daughter was very terrified of him, he didn’t want to give me the code for the pool after living there over a year he still didn’t provide the code for the tennis court but he’s very selective of who he gives the code to. Next thing he’s a walking surveillance riding around  on a gulf cart Roger is mean and disgusting all the reviews here are very much true .

I have been living here for over 3 years now and let me just say that this property manager is one of the worst;he picks and chooses who his rules apply to. They said no back in parking and you will see plenty of cars parked like this with no tickets. Roger is rude and racist!

No wonder why this community gets so many bad reviews. Let me just say,everything that they say about the property manager is real. I did not want to believe the stories but he is rude,and will always try to talk down to you! On the weekend,you will see trash everywhere,poor maintenance. Everyone responsible for this community is rude. Do not rent from this association! And the walls are super thin,I could hear my neighbors private conversation all the time.

I lived here for a while and the walls are super thin and it’s super annoying the ppl upstairs have no consideration for the ppl below and it should be a requirement that these units are sound proof. The property owners do take care of the community but they also over do everything as if you don’t pay bills. The pool been closed almost a year now and all they do is sit around and gossip about the tenets . If finding a place wasn’t so hard I would’ve been gone. Like you can hear ppl flushing their toilets or moving furniture constantly.

A year full of noise!!! Pros: good sized apartments, grounds are well kept and close to everything in pines.
CONS!!!: property manager doesn’t understand ESA laws and will all ways try and speak down to you even through email, noisy neighbors (property manager will send a very vague letter and that’s it... you’re on your own to handle the noise), paper thin walls (at least in my unit 795), Neighbors flooring was not properly cushioned (running footsteps, things falling or being thrown on the floor were amplified in my unit).

I lived in Bella Grand for one year.  The condo complex is nice, quiet.  I walked around at night as a female and felt safe.  All the apartments are individually owned.  I lived in building 19.  Do not live or rent in building 19.  The building itself has many many leaks that the owners or the association will not fix.  My apartment had two leaks within 6 weeks of each other.  The last one was a leak in the wall in the closet which flooded my apartment, the apartment behind me, and the one next to me.  The apartment above me had water damage also due to the leak.  The lady living next to me told me she has been flooded out three times due to various leaks.  I have heard the property manager talking to the maintenance guy about the apartment I lived in, and it was flooded out before I moved in.  The problems of the plumbing are never fixed.  The blame gets passed from owner to the HOA to the property manager.  We (the renters) never received our last weeks back rent from them because we could not use the apartment the last week of our lease.  We had to move out due to the water being shut off.  When we asked for the money back, we were made to feel like the leaks were our fault.  The first leak, the landlord's representative told me that it was livable!  Even the the floors were seeping up water every time you walked on them and i couldn't use 1/2 of my apartment.  I just wanted to let everyone know.  The apartment may look pretty but if you do rent there esp. building 19 make sure you have flood insurance.
