Long review. Brace yourself. Stayed here from Aug, 2023 until Dec, 2024 and there's quite a few things to talk about keeping in mind that everyone's experiences are unique and will vary greatly. To save you some time, this property is ok but, unfortunately, have a lot of improvements to make in the time ahead. In this time frame, we had no gym for approximately 9 months even though we had payed an amenity fee, and the gate at the entrance was non-operational, so anyone was able to drive into the property. The first thing is the "shared utilities cost". If you're not aware of this, you've been warned. Essentially, add approximately $180 in shared utilities cost outside of your electric bill and internet to your overall rent. Our rent was supposed to be approximately $2,720 and it always ended up being closer to $3,000 before paying for internet and our light bill. While this is stated in the lease, as someone from out of state who was not familiar with this silly charge, was quite surprised about a month or two months in living there.
The property is close to all of the essential stores you'll be needing to visit such as groceries, pharmacies, etc. It's generally quiet and a good starting point for those who have never lived by themselves.
One major issue we experienced was flooding. We had a pipe burst behind the bathroom wall, this caused mold to build up in the guest closer bedroom and it took them about almost 2 and a half weeks to get to resolve this issue. A bit delayed, in my opinion, especially given the health hazard. They ended up taking care of everything like providing us with a dehumidifier, changing the trim, etc.
My overall opinion is that the property has a LOT of potential to be an excellent place to live, however, there's a lot of inconsistencies from the management team. I did not feel welcome most of the time when I visited the office. Coming from having worked in property management, this is a red flag for me. I hope the customer experience improves to better serve future residents.
I do have to give the maintenance team huge kudos as they were mostly on top of issues that needed to be taken care of and were very friendly and professional.
If you're considering this property, please do so, but be cautious and keep your options open.

So far moving has been smooth. Joseph since day one has been very helpful, knowledgeable and attentive to all my needs, starting from the tour to the lease documents and move in arrangements was quick to resolve a few things in the apt before move in, customer service and attentiveness has been the best and the community is very peaceful safe and clean.

First of all, I just want to say how elated I am to live here but beyond that I am obsessed with the Cortland’s Pembroke Pine’s amenities, their gym is amazing! I go there faithfully! All of the equipment is updated and clean, and I love all of the community events that they have, they’re always feeding us! There’s always cute little gifts or parties or engagements and the food truck is great aswell! But most importantly I am grateful for the team that works in the leasing office especially Bianca Greene. She is amazing and very understanding. She’s very knowledgeable. She’s fair And she has a beautiful personality! From day, one she has insured that every part of my move down to any issues I may have as well were taken care of in professionalism and a timely matter! If you live in South Florida and you’re looking for a safe beautiful community with amazing amenities and events, especially if you Have children. This community is definitely one I would recommend!

My lease was for a year. The whole year nothing but problems with the A/C working properly and leaks through the walls and ceiling in the dining room and bathroom. Mold along with it. For the price we paid for a one bedroom there had been definitely a lack of amenities. There are two pools, one in the front and one in the back, but the back one was closed for almost the entirety of my years lease except for just finally opening 1 month before my lease was up for renewal. The entirety of my years lease I had not been able to use the gym because it ALSO had been closed the whole year! The back pool being shut down was very inconvenient as I did live in the back of the complex. The car washing area was also consistently broke. The machine takes your money and doesn’t work. The entrance gate is ALWAYS open 24 hours a day and there are NO cameras. They give you a fob upon your lease signing for the gate which was useless. The gate ALSO has been broke the whole year of my lease and from what I understand from other residents the year before that and the year before that one. No security here at all. Since moving in there from out of state, my first home in the state of Florida, this place was not at all a good one to start. First month there, youths banging on doors consistently and running away. The A/C could not get fixed right, took them about 6 months. And then the leaks in the wall and ceiling started.
This complex DOES allow very aggressive breeds of dogs like huge pit bulls, Rottweilers’s, etc.  I walked out of my patio to let my little small dog (who was blind) do her business. I saw a young couple coming my way. They could not control their dog even though it was on a leash. Their dog attacked my little dog, ran after her and knocked her down and lunged after her. He tried to attack me when I was pulling him off. I didn’t think he hurt her, but found out two days later she had a bad bloody infection from a dog bite and was in a lot of pain. I notified the office about an aggressive dog on the premises but they did nothing.  Even gave them a picture of the resident, along with the vet bills, showing the vet stated it was a dog bite.  They kept texting me to meet with the resident who continually kept finding an excuse to not meet. The office let it go and did NOTHING. In reading my lease it does NOT specify in the pet addendum that aggressive breeds like this are NOT allowed, as well as no limit to how many dogs allowed. This is very dangerous. They allow residents to have 3 and 4 dogs and big dogs at that. Beware if you have a small dog in this complex! Just a word of warning, watch the little ones carefully. Please.
Management just sends out the same text messages and emails to residents about “rules and regulations” but they NEVER enforce them. It’s now become like “the boy who cried wolf ”, everybody just ignores them because they know management is not going to do anything. They are more concerned about having little get together functions in the clubhouse and food trucks and socializing than caring for the upkeep of the grounds and needs of residents living facility and safety.  For the price you pay it’s really bad. I seen groups of teens hanging out on the corners of buildings, smoking and being loud.  Again, no security. Only thing good about my experience was my patio overlooked a lake. I found a better place to live going into my second year in Florida.  They want to charge you in your rent to pay for the outside lights in the hallways (common area) of the buildings. My buildings lights half the time didn’t work and I’m walking in the dark to unlock my door. And yes, I had put in service requests for this but they couldn’t seem to get it right. In walking around, residents patios were looking very trashy. Again, another text message and email sent out about it, again not enforced.  Overall, not worth the price and amenities and security needs to be seriously upgraded.

When residents have issues with the AC the service team treats these repairs as an emergency and are available to fix 24 hours, and if replacing the units are needed they are repl aced quickly. We strive for a fast turnaround on all service tickets, and if anything is ever still not to your satisfaction, would be happy to come back out.  The back pool did unfortunately have to be closed as it was being renovated, but was opened back up as soon as the resurfacing and new tiles were installed. Fortunately, our community does have two pools so there was still one pool available to residents even during that process. Our team makes every effort to hold residents accountable that do not have their dogs leashed. Many residents have emotional support animals, and those pets are permitted.The front gate major repairs are completed and the community will start passing out decals soon.
