Highly suggest you don’t buy here. Do not with associations. I grew up here since 1994. The association meetings and board and management companies have very outdated systems, ridiculous rules with penalties. Gates that don’t work and made the community waste money and kill aesthetic. The management company and board are full of nepotism and extremely racist. A year ago they let go of the kindest and hardest  working individuals it was quite obvious elder racist women in the neighborhood would harass him, surveillance him. He was kind would help my mother all the time. They fired him or made it so he would leave. Very racist neighborhood. Growing up it was beautiful to see a lot of Caribbean people and security was like family, never noticed the board but my mother would complain all the time. Don’t recommend you living here based on that alone. Hammocks committed severe fraud and laundering. If you can buy without an association because it’s just tyranny.
I’ve been trying to pay my fees with their incompetent management company L&C Royalty virtually since August 2023, I contacted them in November 2023, January 2024 and March 1, 2023.
As someone who lives in multiple places virtual access to payments. I pay yearly and every 6 months. They change system, I can log in, I do log in and I can’t pay.
Like I said I had to learn about all of this 2.5 years ago. The biggest headache during loss is dealing with nepotism and toxic associations. From the Board meetings that’s like a reality tv show, to L&C Royalty offices that seem so outdated and to the money laundering scandal of hammocks.

Safe condominium, some issues with parking, is the only reason I don’t give 5 stars. Really need to work on that parking at night. Everything else is awesome.
