Ludlam Point

I love this apartment. The grounds look like a resort. The staff is awesome and responsive. Arly makes sure to welcome me by name when I stop by the office for coffee or water. The pool is the spot to mingle year round. My family cooks out at the grill often and the friendly neighbors always stop by to say hi. The community is pet friendly and super cute. I looked at lots of places in Miami but this is by far the most reasonable with plenty of parking. Did I mention our food truck nights and community events? Absolutely the best!

This people take advantage of tenants who dont speak Spanish. I have two younger sisters who live there and they always have issues with their cars and have encounter rude tenants. Poor customer service , as i have try calling them to ask why would they tow my sister car when she had a battery issue. I will be reporting them to BBB.

A quiet and beautiful place

It is a very calm community to live in. It also has a pretty good location, it’s close to everything you might need. However, the rent is very elevated compared to the condition of the apartments. I paid around $3000 a month for a 2 bed/2 bath. The infrastructure is very dated. Old rugs in the stairs, old wood, old blinds. The kitchen is also very small, you barely have any cabinet space, I lived here alone and could not imagine how a family could fit all their belongings in such little space. Then, the exterior of the apartments rarely gets maintenance. I received an apartment with a dirty door, the stairs were always dirty and the handles were rusty. People always walk their dogs and not pick up their waste; I know they tried to be strict with that matter but I never really saw them enforce any fines or penalties so, usually the gardens had a bad smell when you walked around. Parking is also an issue, if you get home after 7pm expect to struggle to find a spot. And, they also issue warnings and fines if you park in reverse. Overall, it is definitely not “luxury” living as they state. Pretty standard dated apartment for a very high price!

Just moved in! The complex is great, apartments are so nice and spacious and staff has been so great throughout the whole process. They are the best! So happy I’m here.

Excellent place to live in peace. Central and cozy place. The rental staff, very professional and friendly, with full knowledge of all concerns about the residential.

Horrible

Lived there from 2020 - 2022. Pros: Car washing station, pool, and gym are nice. Office and maintenance staff are very helpful.  Buildings were well built and walls are thick concrete so you don't hear your neighbors. I really enjoyed my time there. Cons: No security at all. There is only one gate so expect to wait in line on the weekends when visitors wait to get buzzed through. Parking spots are extremely tight so expect to get your car  dinged.  Lastly, there is no consideration for current residents when it comes to lease renewals (which is usually about a 20% increase). Whatever the market rate is when your lease is up you have to pay the following year. I had no choice but to move when they increased my rent by 80%.

This place has the potential to be a great home. It’s got a great location and it’s a pretty complex. Unfortunately, management wants to take advantage of that and will charge you for absolutely everything that’s part of their responsibility. As simple as changing a light bulb, they won’t provide, you have to pay for it. My apartment came with dirty and burnt drip pans on the stove. We requested them to change for some clean ones and it turns out we gotta pay $40 per drip pan. It’s almost a joke. They also charged me a $100 dollars for “relocating” my car for parking somewhere where there was no signage or blockage at all when they were fixing the street. I asked Maria (management) to provide me with the bill where it’s shown they are being charged that amount and she never provided.
I should have known they were sketchy from the beginning. She promised $250 dollar of the second month of rent when me and my roomate moved in first for being students ( students that work to pay their bills) when by the third month we emailed her asking when this was going into effect all she could say was “students don’t work, so I can’t give you the discount, that has already expired also”. This place just keeps disappointing.

I visited Ludlam Point and was really impressed. Everyone was extremely professional and friendly. Definitely considering signing a lease with them next year. Thank you Romy and staff!
