Hi Goddess33, I'm sorry to hear about your experience.  1) As for being technically savvy we have very modern website for making maintenance requests, guest parking, HOA payments, etc.  (see here: https://www.montecristicondo.com ) 2) Our guest parking policy is displayed clearly on our website along with a guest parking request form.  If you had a guest vehicle towed I suspect it wasn't in compliance with the rules.   3) While no one wants a pipe to burst things do happen.  If it's related to a common-area pipe (main pipes between units) then it is the responsibility of the complex and our management company CMA to facilitate that repair as is stated in Florida law.  However, if the pipe burst occurs from a pipe inside the unit then that unit owner is responsible for repair.  If you could provide more details it would help us to understand your complaint better (unit # and date of incident)?  Thank you.

Hi Joe Blow (lol), Agreed. Some landlords here don't really care about their units. Unfortunately, we have limited access to the unit's interior.  Our suggestion would be file a formal complaint with your landlord.  After you have given the proper legal notice to the landlord, the landlord has 7 days to make the repairs, or if the repairs will take longer than 7 days, then the landlord has to have started making the repairs within 7 days.  Mold must be remediated in accordance with Florida law.  This means that landlords must use licensed mold remediation contractors that are fully licensed, bonded and insured.

Hi Seanni, Agreed.  Some landlords here don't really care.  We have a commercial pest control service visit on a quarterly basis.  Some unit owners do not make themselves available for pest control services to enter theirs or their tenant's unit.  Unfortunately, we can't control what occurs inside the unit.  I've lived here as an owner for 6 years and I only experienced the minor issues you'd expect.
