HORRIBLE MANAGEMENT! DO NOT MOVE HERE! H ...
HORRIBLE MANAGEMENT! DO NOT MOVE HERE! Hands down the worst complex in the area. Ive been here for a bit over a year & completely regret it. I am even considering breaking my lease. The manager Joyce is HORRIBLE, does not care about tenant issues & is very rude. She actually looks like a recovering drug addict to be honest.
The valet trash is not valet, they do not pick it up. You have to walk to take your trash but then are charged for it. Then the garbage area is absolutely a mess, there is trash everywhere! I even had maggots coming from my garbage bin since they dont pick it up. The buildings are dirty & have mold all over the windows. The AC units have a weird smell coming from them.
I am very unpleased here & its horrible for me to be paying rent & not event be able to be happy where i live.
Oh lets not talk about the amenities, POOL is always dirty & young kids smoking weed at all hours of the night. The Gym is not even a gym, all machines are broken.
HATE IT HERE!!!!

Not a tenant here and im glad i did not make the mistake! I was given a tour by Joyce & immediately i knew this was not the place for me to spend my hard earned money on. She was not polite at all. The community is not well kept, garbage all over the place. There were cars parked in front of other cars.
You can tell theres no maintenance, the grass looks dry & old & the buildings are dirty. Floor is scraped & not clean. The pool is very dingy. Did not like this place at all, i would not recommend anyone to live here. There are a lot more nicer places in the area that are worth it. The apts dont look nothing like they do online.
I highly recommend new staff as well.

Im not one to leave reviews but i really cant go without giving this place the review it deserves. If i could give it 0 stars i would, but google wont allow. DO NOT MOVE HERE! Hands down the WORST complex in pembroke pines. Ive been here for 3 years & the new management is horrible starting with the manager Joyce Fournier. This lady should not be a property manager, she is extremely rude, dismissive, does not care about tenant concerns & the list goes on & on.
Constant weed smoking from tenants, beer bottles at the kids park, pool parties after dark with teens, people parking all over the place, security doesnt check ID when tenants are coming in, trash all over the place, valet trash doesnt pick up the trash neither that we have to pay for.
When you call the office they simply say" We are working on it" & nothing gets worked on. The place looks run down, no landscaping is done, just all around bad. The pictures online are false advertisement hands down.
Save your money & go elsewhere. You will regret it if you move here 100%.

My name is Luis Fereira. I have been living in this condominium Building 9 Apt 208 for 3 years and I have never had any problem for more than 15 days. I am having a problem with rodents in the apartment and to date the problem has not been resolved. We have to We have been cleaning the kitchen area every day, all the food we had in the pantry we had to throw away for fear of getting sick. We go to the office and they tell me that they are going to call the contractor and they will call me back since I can't. They call, I go to the offices and they tell me that they are very busy that I have to wait until next Friday. I am disappointed and my wife is desperate about the situation.

I been living here for years and this Ma ...
I been living here for years and this Management is Bad. It's not worth living here.
My apartment has a pipe burst that flooded the whole apartment.
No one even offered to accommodate me for my items lost due to their negligence.
Parking is bad and neighbors and guest constantly smoking Weed.
There's a lot of problems that needs to be done and Management is not doing it
This Place was great years ago.
Now this Management Company is Horrible. I'm very unhappy
I wouldn't recommend this place to no one else.

have been living at Pembroke landings go ...
have been living at Pembroke landings going on 5 years come September 2022 and rent paid on time. Last year I renewed my lease to the agreed rental amount of $2017.00 + trash, water and insurance for 13 months. On April 2022 I was contacted by Marlene that I needed to re-new my lease. To which I advised my lease was till Sept/ OCT 2022, they advised me that the lease said till April. I then said that is a mistake and I had not noticed when signing the lease, since the rent we agreed to was correct for a year lease per the offer letter given to me in writing for a year. After taking a further look on my file and speaking to Romina the Manager at that time, they agreed to the clerical error and did in fact see the offer  amount that I had accepted for 13 month lease that was sent to me. I was told that they placed the wrong date on the actual lease but did see the rent amount  was for the 13 month lease. I was assured by Marlene that I would have nothing to worry they will continue my lease till September at the agreed monthly rent that I had been paying that since our last call in April 2022.
Come June 2022 the office is under new management again and I guess they saw the discrepancy and reached out to me. I spoke with Joyce and I advised her of the situation I sent her the original offer letter from 2021 and the copy that was sent to me via email in April 2022 when they saw their error and advised me over the phone it would be honored. I never heard back from Joyce, so I assumed all is well.  I logged in to pay my rent on July 1st and to my shocking surprise my rent had increased by almost $500 as a month to month lease. I immediately called the office and spoke to Joyce and said she never received the letter. I resent it to her  and she was able to see the letter. She advise me that she would contact who ever she was speaking to and will get back to me. I never heard back, on Saturday July 2 I contacted the office again and spoke to Jane, who advised me that Joyce will not return till Tuesday July 5th.  I immediately insisted that I needed to speak to someone as my rent is due and if it is not paid by 7/3/22 at midnight a late fee of 10% will be added. Joyce advised me that corporate is unwilling to honor the error now even though I had proof of my offer letter and I need to sign a new lease at the new increased rent. She said that corporate says that I was paying less because i signed a 7 month lease so they will not honor it. I know very well the shorter the lease is, the higher the monthly rate is. Joyce refused to give me the corporate information , told me to look it up online which gives you no contact information email or number and refused to tell me who her boss' name is that is making this decision.            This whole situation has left me with a bad view on the management and how things are run. Priderock and Pembroke Landings  is taking advantage of the situation to raise my rent. As mentioned I have lived her for almost 5 years and paid my rent on time. I asked for consideration on my situation as a loyal leaser and due to the previous managements clerical order. If this is not resolved I will be forced to seek legal advice. As a loyal tenant I would prefer to have this resolved with management but they seem to be unwilling to do anything. I would appreciate someone to reach out to me.
