I am beyond disappointed and frustrated  ...
I am beyond disappointed and frustrated with my experience at this place.  My current landlord raised my rent as of April which I cannot afford.  End of January I called Sunset Way and they inform me that as of February 9th they would have an apartment available.  After the application process they inform me my tentative move in date is February 19th.  As February 19 approaches, I hear nothing from their office so I called.  Ends up the apartment will not be ready.  My move in date is rescheduled to February 23rd.  February 23 I took part of the day off to make it to the office before they close as I work long hours only to be told that my move in date was rescheduled to the 27th,  which I have a very important family event.  Paul said they didn’t know the apartment wouldn’t be ready until that same day because it is usual that materials delay 😳. How do you not know at least a couple of days ahead that an apartment won’t be ready.  Since I cannot move in on the 27th, they offer to confirm the March 1st which is the day I need to turn in keys at my current place and a day I WORK.  Now I need to pay another full month of rent at my current apartment.  It blows my mind that a supposed professional office that deals with customers day in and day out has such poor communication.

They really don't deserve a single star  ...
They really don't deserve a single star rating. I don't know if the condo owners really have knowledge or not of what really happens, but the management of this condo is totally disrespectful. The apartments are in terrible conditions and I am not only talking about the infrastructure but also that we are going to get sick from the mold in the air conditioners and the cockroaches from the deterioration of all the kitchen furniture and the bathrooms that are falling apart. . The Laundrys are always dirty, the washing and drying machines are damaged. The parking situation is ridiculous, when that was the only advantage of living here and it turns out that now it has become hell. Garbage overflows from the tanks and the grass grows and takes weeks to cut. The floors are all sunken and broken and it's a pleasure to tell the administration because they simply don't care and it's incredible to hear the answers and justifications they give you, they make fun of you as if you were stupid, they don't care about the complaints that are made or They don't even offer you a solution, they are only interested in paying the rent even though the apartments are falling apart, if you can call them that. It's a total lack of respect and no one does anything to resolve it. They are playing with people's money and time.

Terrible conditions, and excessive price ...
Terrible conditions, and excessive prices for the quality and condition of the apartments. Lots of roaches, damaged floors, moisture and mold in the air conditioning ducts. The condominium managers do not provide solutions to the complaints raised. The price paid monthly for these apartments is incredible. Summary: damage that is not resolved until the tenants close their contracts, cockroaches and dirt.

The experience in this place has honestly been horrible, I do not advise renting here, for many reasons. and I put photographs so you can tell me if what I say is false. 1-The apartments are in poor condition, the floors are raised, full of humidity, and full of toxic mold, which is very bad for your health, and when you get them to help you, they only take your complaint and tell you that they will work on it and they don't do anything. nothing, the air conditioners in most of the apartments are very old and in summer they don't even cool, they don't invest in changing them, as if what they charge for rent is cheap, on the contrary.
2- They are violating the regulations according to the Miami Dade site, where it establishes the dimensions by law of the parking lots, where it clearly says that they must be 9 feet wide, therefore they also violate the city rules and apparently they are not concerned a lot. the cars don't even fit, and it generates discomfort in the residents because you can barely open the door without hitting the person next to you.
3- They take arbitrary measures after signing a contract, such as they give you two parking spaces and after time they can send you an email telling you that they will charge them from the second you have them for 150 dollars in a money order, everything is very strange when they can upload it to the website where the rent is paid, even so, when you go to pay it, they tell you that there are no more available ones, and thus they leave a two-bedroom apartment with only one parking space when when you moved they gave you two, and when they You say that they violated the contract, that's why you're leaving, they want to charge you 3,000 dollars. Right now there are one-bedroom apartments with up to 4 parking spaces and two-bedroom apartments with only one.
4- They do not protect residents from situations that they themselves have caused, such as leaving many without parking and even knowing that they are residents, they call the tow trucks to take their car, normally the tow trucks pass several times a day and in at night because the office itself allows it.
5-They violate the contract itself, which makes it clear which parking spaces correspond to you and that they cannot charge you later for an additional rule that they have established that is not in the value of the agreed contract and they still do it and when you complain to them about this They don't serve you, they say it's Harbor Group policy.
6-It is regrettable that there is so much incompetence on the part of the manager for not selling parking spaces equally among all the apartments, this being a solution to eliminate one of the problems, not ensuring the logistics they have available.
7- The maintenance in the condominium areas is quite bad, it takes a lot of time between one mowing and another, letting the grass grow a lot, everything is full of animal feces (mainly ducks)
8-The laundry (which I think is the only good thing it has for the residents, because there is no pool, gym, or anything else) is always quite dirty.
9- They only have 15 parking spaces for visitors with an average of almost 200 apartments

Sunset Way apartment is best place to live at. My neighbors are amazing, Iv lived here for 7 years and have to say that I love it. The office staff Jenny is very attentive and always helping with any issues. Thank you so much for making SUNSET WAY APT a great place to live.

The administration must know that there are two cars in a house and they must respect at least two parking spaces per apartment. On the other hand, it was easier to sell the parking spaces for 300 and 400 dollars more, it was a great business for them.
