My younger sister and I moved into Corridor 1 a year ago after our mother tragically passed away unexpectedly in May 2023 from Stage 4 breast cancer. Following the sale of our family home, my siblings and I relocated to separate apartments. Our second-oldest brother now lives nearby at the brand-new Kavista apartments. Although I work/live bicoastally and spend a lot of time in NYC, I've formed this review based on my sister's feedback and my limited time here. We've recently renewed our lease for another year, and here are my thoughts: Pros:
* Convenient location close to South Beach and Aventura Mall, right on Biscayne Blvd, which connects to key tourist destinations.
* Walking distance to Publix and various restaurants and businesses.
* A growing, diverse community with transplants from the Northeast.
* Recently repainted elevators and consistent upkeep by the groundskeeping team.
* Surprisingly quiet, even during holidays.
* Quick and responsive maintenance team.
* In-unit laundry (washer and dryer) in every apartment.
* Decent apartment sizes with large balconies for all units.
* Flex pay options available for residents who need it.
Cons:
* Older building: Corridor 1 is an older property compared to the newer Corridor apartments where the new leasing office is located. Residents in the older building have to walk two blocks to access the leasing office, which isn't ideal or safe at night. Parking near the leasing office is also limited. A pathway between the buildings (through the homes in between) would improve safety and convenience.
* Limited amenities: The gym is small, and there's no pool or other community amenities.
* Noise issues: The walls are extremely thin. You can hear everything, from footsteps in the hallway to a neighbor sneezing. The lack of noise strips on doors amplifies this issue. Hopefully they can add some.
* Balcony design: Balconies face directly into one another, reducing privacy. This discourages their use, especially when there's no view.
* Neighborhood safety: While the area has improved significantly with renovations and luxury apartments, we weren't aware of its unsafe reputation from 10 years ago. The area feels clean and fairly safe now, but it's worth noting for newcomers.
* Value for cost: At around $2,000 per month, the rent reflects rising Miami rates but doesn't justify the lack of amenities compared to neighboring properties like the Kavista, which offers a pool, theater room, lounges, and a massive gym for the same price.
* Dog disturbances: Many residents own large dogs, which is surprising for an apartment complex. The thin walls and close balconies exacerbate the noise, as dogs often bark excessively, especially at night when their owners leave them on the balcony.
* Unused space: The empty office/lounge in the older Corridor building could be repurposed into a computer lounge, game room, or even a small jacuzzi space to give residents more value.
Final Thoughts:
While there are areas for improvement, Corridor 1 is a fair option for recent graduates, transplants, or those needing a temporary change. We're grateful for the roof over our heads, 7.5/10 with hopes for minor amenities improvements via price for value.
