I've been a resident here for several years, and while I initially enjoyed my time, recent experiences have been disappointing, aligning with the negative reviews on Google, which are unfortunately accurate.Parking management has become a nightmare. Despite having a valid parking decal, I received a $55 ticket for parking outside my own building. It's baffling that residents are penalized for simply parking where they live. This isn't Miami Beach; we're situated in front of a landfill, yet tickets are handed out like candy. I've even witnessed people getting ticketed while sitting inside their parked cars. The situation is spiraling out of control, and complaints to the leasing office are met with a helpless response, directing us to contact the unresponsive parking management. Moreover, the recent changes in pool regulations came as a surprise. Without any prior notification, residents are now forced to leave the pool area by 6 pm. This lack of communication is unacceptable, especially considering the rising rent coupled with diminishing amenities. To make matters worse, my friends hesitate to visit because of the parking situation. Even a slight delay in extending their parking results in a ticket, making their visits stressful and unpleasant. Overall, the declining parking situation and unexpected changes in amenities have tarnished my experience as a tenant. Immediate attention is needed to rectify these issues and improve the overall living conditions for residents.

I’ve had such a great experience here with Paula!! She has been SO accommodating from the first day I walk into the leasing office. Very communicative, attentive, detailed and just so great! She made sure I had EVERYTHING before moving in. She walked us through each step while applying and guided us through everything. Even already being moved in, any issue I seem to have ( which are RARE) she is quick to assist. I highly recommend working with her if you’re looking to move into Landmark. 10/10 experience.

Management at this building completely sucks, they are condescending and have zero customer service experience. When you’re trying to move in they are the nicest and as soon as you do and run into a problem (which you will) they play dumb. It is a complete joke. Starting with the parking situation!!! If you have more than one car in your household forget about it! There aren’t enough parking spaces inside the garage for the amount of residents with cars so you will be forced to park in the visitor area for which you are forced to pay extra, your visitors also run the risk of getting their car TOWED even if they are visiting for only few MINUTES. It is unbelievable. Moving on to the mail. DREADFUL. They have the locker system which is great in every other building I have lived but here? They simply don’t care, they will throw your packages into the biggest locker along with hundreds, they pile them up and this makes it impossible to look for anything. We have had stolen packages because of this too, nobody does anything about it, it is impossible to track this. If so need repair nobody speaks English. It is also IMPOSSIBLE to reach the management office by phone (unless of course you are looking to move in which is simply ridiculous) Some times the front of the building won’t even close completely giving free access to just anybody.  Honestly we cant wait until our lease is up to get out. If you are planning on moving here just DON’T please save yourself.

Living at The Landmark South has been a great experience over the last year and getting to renew has been an honest pleasure. On top of a beautiful building, great amenities, and a wonderful apartment, the team in the leasing office is wonderful to work with, from the Property Manager to all the leasing agents and even everyone in maintenance, they are always there to support you as best they can and to share a smile when you swing by. Cant thank them all enough for making The Landmark South feel like home.

I just moved from Hawaii and had been searching for a place to live for a week. I came into Landmark South and was greeted by Mrs. Paula who was very kind and accommodating. She gave me a tour Of the apartments and amenities. Out of all the apartments tours I have taken Mrs. Paula was the most genuine person, the experience reminded me of being back home in Hawaii. The price of this place is quite good for being in the Miami area. There are stores and restaurants within walking distance. Paula if you read this Thanks again for the help
