Management is holding my admin fee for a ...
Management is holding my admin fee for almost a month now , nobody ever picks up the phone nor answers the emails , I had to pay a $300 admin fee when I was looking into being a tenant at this apartment complex. I was told I would receive the money back if me and my roommate didn’t get approved, which was on January 15th , it is now February the 9th still didn’t get an official email that we were not approved and no money back for admin fee.

Been living here for a few months now and from reading these other reviews some people literally have nothing worth complaining about, it’s actually hilarious. Ever since I moved in Natily Colon and John Raxach have been nothing less of professional and attentive to my needs as well as my neighbors. If you notice they are always attending new or current residents in the main lobby and always make time for everyone within minutes. Their customer service, attention to detail and mission discipline comes second to none.
In response to one of the comments below in regards to “notifications” being placed on “paper” and not specifically into an “email”, this is highly inaccurate and entitled statement. I have received multiple emails similar to the messages that have been placed in areas where they know residents will be able to view them. This might just be in case some residents don’t have access to their email addresses or haven’t had the time to open their emails because of work and other obligations. One way to make sure residents do get notified without being bombarded with these notifications is by doing exactly what Natily and John are doing. We all have to go home at the end of day or most days, and these notifications being sent out via email and paper accomplishes nothing short of helping residents with their own responsibilities.
Also for newer residents, there has been a change of ownership and with that being said, one would know with new ownership comes new or more adaptations. Our management team is doing just that and have been doing an extraordinary job notifying residents of all our new changes. Trust me, when I say new ownership or not Ms. Colon and Mr. Raxach, do their jobs to make sure none of these new changes affect the residents negatively.
Personally, I know from experience if residents or potential residents ever had any questions, the answers are with Natily and John.

I have lived here since the building has ...
I have lived here since the building has first opened. We are one of the first tenants here and have experienced multiple managements. This is by far the best management, we've had and I been living here for 2.5 - 3 years. Nataly has made so many positive changes, that has improved the building and made me want to continue staying. Nataly is always kind and on top of it. Even the maintenance team is amazing, they are responsive RIGHT AWAY and that's HUGE. This is a great building and even better management!!!

I have visited this building multiple ti ...
I have visited this building multiple times because my family member lives here and recently its appearance has diminished due to paper signs being posted with tape everywhere! It seems very unprofessional as the signs seem like something that could be emailed or delivered to each apartment. I was considering moving here to be closer to family but they informed me you can’t even pay your rent online which is very inconvenient in modern times. Also everytime I come to visit the call box in the entrance seems to have issues. The apartments are nice but the management does not seem to posses the digital proficiency to communicate with tenants or receive payments.

I lived here for a year, finally moved, and realized how unfriendly and ineffective the leasing company was and how it’s a very dangerous neighborhood with multiple shootings nearby and no security guards to protect the residents but they claim to be “luxury” apartments. I woke up one time to vomit all over the hallways. No cameras. Dog waste constantly all over the building. The garage is an unsafe place due to vandalism and theft. There was constantly “air bnb’s” being rented out and people waiting outside to be let in with their suitcases. Felt like a chaotic party hotel more than anything. The cleaning staff was always wonderful but the management ladies were a nightmare and so incredibly rude. If we pay for “luxury” we should be well taken care of and that was NEVER the case.

I’m a little shocked to see so many posi ...
I’m a little shocked to see so many positive reviews for this complex, I’m not sure why my experience here was different than others. Although it is worth noting most of the reviews on here are from new or prospective tenants. I lived in the building for 2 years. When I moved in I was excited to see that it was a nice new building, it seemed very clean. The first year went fairly well.
The first thing issue I had in the building was when I had somebody (who was not a tenant) threaten me in the parking garage and the hallway. There were no cameras to document this scenario.
There were around 3-5 shootings within a block of the complex during the time I lived there, one of them was in front of the building. In addition to this, there was a burglary that happened in the building due to the front door being broken. (Although they claimed the person was let in, the front door was left unlocked for a number of days).
These are not things that I would expect in a “luxury” building. Although they are close to Brickell do not be fooled, it is Little Havana.
In addition to this, there is a constant issue with residents letting their pets pee and poop in the lobby/hallways/parking garage. I have also found blood on multiple occasions, as well as vomit. Do not expect to have neighbors who clean up after themselves.
Aside from the issues with tenants, it was clear the office was less than willing to work with their tenants. Every time I spoke with the new management it seemed rushed, and they overall came across as very arrogant. When I asked the office to verify the clearance of the garage (for my moving truck) I was told by the person on the phone that I had to “get a ladder and a tape measure and check it myself”. I paid $2,500 a month to live here, I would expect much better service than that.
All in all this building appears nice but it seems like it’s a total gamble if you will get good service or not from the management. Overall I would not recommend it.
If you live here do not expect to receive your deposit back. I cleaned my unit thoroughly and repainted the whole thing, somehow they still took my deposit. They also ignored my messages asking for proof of the damage they claimed was in the apartment.
